I would really think carefully again about whether you need and can/ want to maintain such a big house. Just because the plot seems cheap doesn’t mean you have to buy it. Currently, there are three of you; even four people is way too much for over 200 sqm.

I would willingly not place the kitchen and living room on separate levels either. You have to go up and down stairs for every drink, every snack, and with children you can't believe that they will carry their plates or glasses down by themselves. Everyone always praises the open-plan living area because you are not standing alone in the kitchen - a kitchen on the ground floor is the absolute antithesis of that.

Voluntarily, I would not separate living and dining either. Only here is the ground floor very cramped.

Building services in the small storage room. Be sure to remove doors.

I understand that this plot + house is not everyone's dream, but I want to argue the other side. I don't think the property is that bad. If there is hardly any building land in an area, that can definitely be attractive. Others build terraced houses and are happy as well.

Why should the children eat in the living room? There are at most a few nuts to snack on, right? If necessary, you can also plan a dumbwaiter. How to connect living room and kitchen/dining room over two floors – I already gave an example. You just have to be brave enough to plan it somewhat that way. If you can afford it, it’s actually really cool.

That is why I would rather not build the double garage in this form and buy off the half parking space. If I spend so much money on a new house, I would not separate dining and living.

Only that does not seem possible. Although the owner only has one residential unit left, the homeowners' association requires all 3 parking spaces.
