Floor plan assistance: 216 sqm single-family house with granny flat & double garage

I thought so. But the parking space is probably worth its weight in gold. So I wouldn’t complain about that for now. Probably the other residents will even want to sell you their daughters for it. ;)

WOW! First of all, thank you so much for enthusiastically putting pen to paper! It already looks really good with the gallery. We hadn’t even thought of the idea. That way you could of course compensate for the ceiling height. The proportions also show me again how small it actually is when in the ground floor only kitchen & dining take place.

However, it would be another bitter pill we would have to swallow to live somewhat nicely. We are struggling with that right now…. Somehow there keep being more and more bitter pills and everything is a huge compromise :(

Exactly ;) they have to be there, although part of the double garage also inevitably becomes storage space.

I don't find the separation between living and cooking/eating bad at all. When we have visitors, everything happens around the kitchen island and dining table. Nowadays, people hardly sit on the sofa when they have guests. I don't even know the last time I did that anywhere, maybe at Christmas at grandma's in the "good room," but otherwise not. In that respect, I find the gallery to be by far the better solution than cramming everything together on the ground floor and ending up with no space anyway.

Yes, I'm glad if I could help. Especially that you get a feeling for the size relationships. In my opinion, squeezing everything to the bottom doesn’t work with the 2 parking spaces or it’s not how one wants to live.

I don’t see that as a bitter pill. In my opinion, the chill room doesn’t necessarily need a connection to the garden. But it’s nice if it has contact with the "cook" (so you can shout the order - of course ;)). In my opinion, a bitter pill rather are the double casement windows in the bedroom. Here a small dormer would be nice. But probably not allowed.

And if the room next to the garage is also to be used for the building services, then the double garage, which is already very, very narrow, becomes even more important. Because bicycles, garden furniture, etc. also need to be stored somewhere under one roof.

a little update: we have now passed on Katja's idea to the architect so that he can check whether it is even feasible. My husband thinks the idea of a gallery is great..... (right on target ) :)

Now it says: If it works, we will continue talking and possibly optimize one thing or another, if it doesn't, the matter is settled.
