The floor plan is too messed up to achieve anything with small changes. But if you are aiming for a real, potential second residential unit - and not just trying to get the second funding, then I would build it in a way that an entrance and a staircase could be retrofitted in the storage room by the garage. And then accordingly adjust the floor plan upstairs.

Phew, if I understand this correctly, there is simply not enough space downstairs. Basically, we can still change everything on the floor plan.

We won’t get any funding, so the apartment is only optional. We would also prefer an outside staircase, but that will probably not be approved.

With 216m2, I would also design the main living area more spaciously. How tight should it be with the TV wall. For us, cooking, eating, and living extend over almost 12m in length. That is not small now, but also not large, since there is also a piano, a fireplace, and a 3m wide table lengthwise in this room.

Leave out the 2nd residential unit. Who knows what will happen someday. What doesn’t work today, is usual tomorrow.

There is little space for the house size at the bottom and everything looks a bit too much at the top.

You come home with a Maxi Cosi and a child by the hand. Where do you put what?
The dining area consists of 2 benches and a relatively narrow table. High chair, moving the chair away so the baby bump fits, is not an option.

So some of the space requirement has to go upstairs. Entrance, wardrobe, garage are not possible. The kitchen belongs to the indoor and outdoor dining area, so it also stays downstairs.
Living should be a retreat, watching TV in peace, making phone calls, etc.
I am a fan of open-plan rooms, which is difficult here, but they have a disadvantage. No retreat. The girls want to drink coffee in peace, the men watch football. A phone call without disturbing the partner.
