Floor plan assistance: 216 sqm single-family house with granny flat & double garage

On your first plan, there is a utility room under the roof. Where has it disappeared to in the other floor plans?

Overall, I think this just isn't the right house for a separate apartment. Especially not with 2 staircases. That won’t do you any favors and I wonder why it has to be forced like that. Maybe in the end the house just isn’t suitable for you and your ideas.

That’s right, we have already given up on the idea. At first we thought, we simply didn’t need 216 sqm, rental income would be nice (but not a financing must). But now I have also heard from so many that the 2nd staircase is nonsense, that we have moved away from the idea. Therefore, happy to have ideas without a separate apartment!

@ all: Regarding land: in Rhein-Main it is unfortunately very harsh. There is hardly anything left because, for example, due to the airport, nothing new is being developed/reallocated. There are building gaps, but either they are not sold with the hope of prices rising even further or you pay a lot! In the area, land is traded at 1000-1200€ per sqm. Now you can imagine how much the house may cost. The fundamental discussion about who should even be able to afford this is unnecessary. We swallow the bitter pill because we want to live here. Moving out is out of the question (but even then, you have to drive a long way until it becomes noticeably cheaper). Just for classification to understand what parameters you have to assume here. Of course, if your idea/basis (I don’t mean this in a bad way) is 1000sqm of land and then a single-family house, it is simply unimaginable. That does not exist! (okay, maybe if you had a few million to spare) Of course, it is incredible for the price, but what alternatives are there?

I still wonder if this is really meant seriously here. 216 sqm of living space. for well over 800k including additional costs and then living and dining on 44 sqm, with a staircase in the living area, and because the room is already so generous, also a kitchen with an island. HUH? Room height of 2.44 and 2.48m. For whom is this being built? Surely not for oneself, or do you really want to live like that? At least you don't have to get up from the couch to cook.

Regarding the price, I already wrote something above. A terraced house would also cost 600-700k. That not everyone would do it like this is a personal decision ;) a room height of 2.44m is normal, isn't it?

Do you have a suggestion where to place a staircase most sensibly so that the furniture can be arranged well on the ground floor? The idea of the granny flat is off :) then we’ll just leave more space for ourselves.

How high is your current ceiling? How does it feel to you?

My personal opinion: 2.44m is quite low. Especially for a new build, especially for the price, especially with 216sqm of living space. From 2.60m it becomes more pleasant, even better a bit more.

After the granny flat is gone, start over once with the architect.
