Floor plan assistance: 216 sqm single-family house with granny flat & double garage

With WEG there is basically no "plot of land." "Proper plots of land" to "spread out" here would rather be unaffordable, but would offer about the same "size". But in a mid-terrace house, in the end you wouldn’t have fewer window sides either, and you’d pay and get 140/145 sqm — which I find relatively much more attractive than paying for 216 sqm but only getting 116 sqm living space plus (at the same sqm price) 100 sqm pure counted area in a dreadful layout.


Unfortunately, that didn’t change the problem child building form. So the "more space for you" would only be paid for, not actually enjoyed.

The attic floor plan with the bedroom does not work. There is no dormer on the side and the bed is half under the sloping roof, so the person at the bottom of the plan can only stand up in a bent posture. And, as I already said, the shower up there on the upper floor cannot be used without bumping into the sloping roof.

So tell me, , who do you imagine up there.

If you are planning without a granny flat, do you still need three parking spaces? I would turn the double garage into a wide single garage. Get rid of the staircase in the living room, then you already have a basis for a classic L-shaped floor plan for living, cooking, dining.

For the ground floor, that might sound like the beginning of a well-intentioned attempt at healing, but overall the problem remains: This bathroom, on the one hand palace-sized, yet for example without room for a bidet and where you have to duck your head on the way to the end, is in my opinion symptomatic of the disastrous use of space. Crap remains crap – not as it sings and laughs, but: no pills can help here.

But only in the highly hypothetical theory, because I hardly see the interests coming together here: the OP would be served by having a nice "house" built on the so-called special use part, let's benevolently call it "property," which does not fully exhaust the building volume "budget"; the developer, on the other hand, wants to realize the 216 sqm sold area. If the OP now fills the "outer wall frame" so differently that only 215 or 214 sqm result: the developer will still play along. But for example, only 150 or 170 sqm? - the developer will only cooperate if the OP pays him exactly as much as if the fully packed 216 sqm were realized. Creating such freedom for a nicer design would, in this example, mean about a 1.3/1.4-fold "price per square meter." Honestly, I don't see a developer who hatches such projects as intellectually made for that ;-)
