If the ceiling height were greater, I would immediately say that it can be dropped down, but here the ceiling height is already quite low. I don’t know whether the beam will be visible.

I would try to fit a toilet in the separate variants above and a small pantry kitchen for snacks and drinks (these are quite stylish nowadays). Then I can imagine it well.

When I look at terraced houses with 90-110 sqm and families live in them, then this house is fully suitable. There are not only detached houses with 180 sqm. It is only the choice between this house or none. Whether terraced houses break the million mark is now only dependent on the postal code.

A very high six-figure amount is being invested here and 200 sqm are available. That cannot be compared with a single-level apartment with a washing machine in the basement. For me those are a lot of compromises and not complaining at a high level.

I would prefer a small, well-laid-out terraced house.

Hello. I don’t understand some of the posts. The fact is that nowadays you can’t just freely choose a plot of land and/or construction project. It’s a seller’s market and there is a certain scarcity on the market. I can very well understand that not entirely optimal projects are carried out. How about focusing on the needs of the OP and helping him/her. what do you need?

Don’t be discouraged. Maybe take one, two, or three steps back and then think through the floors. Due to the low ceiling height, an open space, even if it is very expensive (because apparently the price remains the same regardless of how many square meters of living space are created???), could definitely result in a nice kitchen with a dining area. Actually, the architect should support you with this.
