That sounds so derogatory. However, I still don’t understand what is meant? Are women unwanted here? I would find that quite medieval.

My aversion is less to the individual object than to the cheek with which some developers market the remaining pieces of a property development as cream pieces, regardless of the complexity of their layout. You should urgently check whether you have encouraged the developer to "count" on you as a buyer (and if so, you should clarify this as soon as possible). If not, this approach would suggest that you probably do not have too many competitors.

I still find the object better than, for example, a terraced mid-terrace house. But the price is pretty outrageous. We can't know what the market situation is like locally. Is the developer bluffing or not? Maybe they simply cheekily offer only 550K and see what happens?

With a mid-terraced house, after two windowless walls, a spiral staircase, and an interior bathroom, the list of atrocities is already over. There are so many floor plan patterns for mid-terraced houses that an average family can find some themselves even as laypersons in construction; and the area is limited to the "attic studio." That would also be playing poker, but yes: the buyer is under pressure here. With the renovation and division of the existing house, he will — at least in terms of possible local returns — only be exchanging his money; the profit mainly lies in realizing the fourth residential unit as a "Maisonette XL." In this constellation, he already has to be glad if the buyer contributes their own floor plan suggestions.

Hello everyone,
So that the story also comes to an end, a final update….

we have let everything sink in again and especially thought about what we originally wanted and what compromise we would be willing to accept. And here we are already at the biggest problem: the list of compromises kept getting longer and longer… and at a proud price. Also, a [WEG] does not really increase the resale value. Katja's ideas were really great, but also a compromise. Two interior designers also advised against it. We then declined the developer after we were finally supposed to submit a final floor plan and already had a few missed calls :/ I can understand that he wants to start building, but the risk of hearing upon move-in "...but you wanted it that way..." was too high.

A big thank you to everyone involved! We have learned a lot and received food for thought… when you have no idea about house construction, it really helps :)
