I laugh childishly happily with my two boys about the "connection" between the living floor, which you probably only pass through in summer, and the kitchen floor via cavity, pardon, air space. Should you then always shout over the railing? In this forum, the open space is celebrated so much because you can cook so communicatively and always have the kids in sight – and then a floor is placed between the children's room and the kitchen? And the best space with a normal ceiling height and large windows is supposed to serve to create an airy, 5-meter-high kitchen? For that, then cute, cramped attic rooms?

but that simply won’t be in the floor plan, since there also has to be a staircase, a proper child-friendly entrance area with suitable storage space, and a guest WC.


Although I don’t really find the gallery that desirable either .. I’m just not a gallery type ;). I would actually put the parents’ bedroom with shower bath, an office (rather small), and living/TV/reading room (as large as possible) on the first floor. And then on the attic floor three equivalent rooms plus a bathroom with bathtub, possibly a bathtub/shower bathroom.

That way you’re prepared for 1, 2 or 3 children (a second child could also be twins ;) ) or for 2 children and a real guest room or 2 children and possibly a second office, because suddenly both parents work from home.

Day-to-day life with small children will certainly mostly take place in the eat-in kitchen, which for the toddler phase can also offer enough play space .. always nicely combined with the garden. Additional toys then only in the children’s rooms.

That all sounds to me above all like the views of a mother with small children. In that respect, certainly worth considering, since the original poster has and plans such. However, I don’t know to what extent a connection between the kitchen and the children's room plays such a big role. My focus would rather be on the kitchen and terrace/garden. I absolutely don’t see it that way. An air space is not a waste per se, especially not when there’s too much area anyway. In the attic, despite the sloping ceilings, there are perfect rooms with floor space, height, and everything you need. Above all, in my opinion, the space is lacking on the ground floor. For 800K, that is simply too poor.

Children need space to play. For us, the children's room is still the least used room. With an open-plan room only on the ground floor, I only see cramped conditions, and that remains even when the little ones go to school. We are not talking about a 120sqm terraced house. For that, the open-plan room would be great. Separation of kitchen/dining/living is certainly not a non-plus-ultra with small children. Children grow up.

Or you realize that the house simply cannot be made suitable. Such compromises for so much money? I wouldn't do it.
