The house adapts to the plot.
That does not mean, however, that your wishes, especially regarding features, cannot be implemented.
But it would be foolish to fixate on a specific format/dimensions already. That would not work well.

Only the desire for the voluminous garage with distance to the neighbor (usually no one does that because it is a waste of space, likely requiring plots well over 1000sqm), alongside accessibility via the windbreak, which is simultaneously the house entrance ... that defines certain forms.

Do you already have an idea of what the cost may be?

Just by the way, what is the hut (without land) allowed to cost in 1-4 years and how many square meters of living space + basement would you like to have?

Under 700,000 euros, it won't work in the East either, I would say.

I want the 5m distance from the terrace, not from the garage. The living area I roughly estimate at 250-300 sqm without including the terrace. A basement is not necessary. I am open to anything, only ground floor/upper floor or built on the garage or attic converted or with split-level floors. The architect should bring all our wishes together. Equity capital 450-500k. We want to take out a loan of a maximum of 200k. Maybe we won’t need a loan at all. We don’t know for sure yet. So we will definitely have 700k available, maybe even more.

Then you have a big project ahead of you. I don’t think it’s worth thinking about the division etc. before you have any land. So get going and find something! Good luck!
