How do families with 2 children live on 100-120sqm? :p
Not meant to be offensive, just pointing out that it could definitely be done smaller, even without a basement.
Yes, that is probably true - but I also think that these are mostly families with a condominium or rental apartments.
It also all depends on the personal attitude.
I think that the OP, based on his statements, is also more someone like: If already, then go all in! That's how I think too... Better spend about €50,000 more and have 180sqm instead of 130sqm.
With 2 children and no storage options/basement, it will certainly get tight at some point. Otherwise, the garage is eventually converted into a storage room (which you see very often) – but not everyone wants that...
Not everyone wants to dry laundry in a small technical room or even in the living room (which you absolutely have to do with only 100-120sqm). Then you might also want an office or additional storage options like a pantry, etc.
Of course, everything ultimately has to stay within the budget – you have to be able to afford it and, above all, want it! But I really completely understand the OP :)

- The current expenses of €3,000 already include savings rates for car / Riester pension / vacation etc. There really are no further expenses.
- We are actually not married, but that should change in the next 2 years ;-)
- A repayment period of 30 years seems very long to me overall, so we have thought about a rather higher rate, but I agree with your considerations to keep it flexible so that there would be room during parental leave.
- It makes me positive that from your point of view my calculation of the house costs should roughly fit.
- Somehow I don't see building any less than 180sqm, since we are building without a basement, so storage rooms, laundry room, installations, pantry, office have to be accommodated somewhere, which seems impossible with less sqm.

A repayment period of 30 years is completely fine at your age! "Treat" yourself to the flexibility and it will work out :)
