Feasibility Single-family house - Cost statement / Financing realistic?

For the bank, marriage might not matter. But not for the funny tax class games that you and others immediately started playing :D

Tax classes 3 and 4/4 are pretty difficult without a wedding ;)

Although I can't find any evidence to support the assumption in the opening post either..

Thanks already for the feedback, I would also like to provide some answers here!
- The current expenses of 3,000€ already include savings rates for car / Riester pension / vacation etc. There really aren’t any more expenses.
- We are actually not married, but that should happen within the next 2 years ;-)
- Overall, a repayment period of 30 years seems very long to me, which is why we have mentally set the rate a bit higher, but I agree with your thoughts on making it more flexible so that there is room during parental leave.
- It encourages me that from your point of view my calculation of the house costs should roughly fit.
- I somehow don’t see building less than 180m², since we’re building without a basement, there has to be space for storage rooms, laundry room, installation, pantry, office, which seems impossible with fewer m².

How do families with 2 children live on 100-120sqm? :p Not meant to offend, just to show that it could definitely be smaller, even without a basement.

Yes, that is probably true - but I also think that these are mostly families with a condominium or rental apartments.
It also all depends on the personal attitude.

I think that the OP, based on his statements, is also more someone like: If already, then go all in! That's how I think too... Better spend about €50,000 more and have 180sqm instead of 130sqm.
With 2 children and no storage options/basement, it will certainly get tight at some point. Otherwise, the garage is eventually converted into a storage room (which you see very often) – but not everyone wants that...

Not everyone wants to dry laundry in a small technical room or even in the living room (which you absolutely have to do with only 100-120sqm). Then you might also want an office or additional storage options like a pantry, etc.

Of course, everything ultimately has to stay within the budget – you have to be able to afford it and, above all, want it! But I really completely understand the OP :)



A repayment period of 30 years is completely fine at your age! "Treat" yourself to the flexibility and it will work out :)

I think it all looks quite decent.
