Well, in the end, you really have to compare fairly.

180 sqm without basement vs. 140 sqm with basement is not really comparable. The basement surely isn’t just 40 sqm, right? ;) And a basement with living space quality (possibly a third bathroom, properly high ceilings, decent flooring, heating, etc.) also costs around 2000-2500€ / sqm.

A basement may be practical, no question. My parents have one too. We deliberately built without. But we don’t need to have this basement discussion again now. The important thing is just to compare properly. The architect will surely let you know where the costs roughly balance out.

okay, it wouldn’t be finally decided for us either, what would the costs for a basement be roughly? There should be some light in the basement nonetheless --> windows / heating as well, preferably access from outside. I fear that if you count all these "extras" for a basement, it quickly stops being so cheap.

2000-2500€ per sqm. It's nothing different than living space on the ground floor or upper floor. Windows, heating, electricity, maybe even a bathroom or sauna... Cost-wise it's the same as above-ground living space.

I claim a real basement apartment is even more expensive than above-ground living space: - more earthworks / excavation to be disposed of - more complex sealing - light wells more expensive than windows plus additional drainage? - lifting system Better to add another floor if the development plan allows it.

We pay about 65k for our basement - but with a white tank and a 160m² house. So if you aim for around a 140m² house and can build without a white tank - you might get by with 40-50k for a basement.

You have to calculate additional costs for windows; if you want heating, that naturally costs money as well. Access from the outside is, of course, not exactly cheap either --> you have to calculate all these extras and then see if it’s worth it for your needs or not.

My opinion: With today’s fully insulated houses, you don’t necessarily need heating downstairs (if you’re going for a utility basement), access from the outside is nice (was not possible for us due to the white tank, or it would have simply been too expensive), and a few small windows don’t cost the earth.

The basic question is of course: If at all a basement, then: utility basement or living basement? You can calculate a living basement at about 2,000€/m², for a utility basement the cost is significantly lower.

Attention: Prices are based on our UTILITY basement! That is a significant difference.

Build it first and then we can talk again :) I don't really believe in it. Paper that has numbers on it is patient. I really don't want to accuse you of anything, but talking about unhatched eggs doesn't help. If the basement is built and you really have the invoice, feedback would be really cool.
