Feasibility Single-family house - Cost statement / Financing realistic?

Did not want to start a general discussion on the topic of cellar vs. slab. Current planning on my part does not include a cellar, but a garage with a 2x6m storage room, that should be sufficient

It is like that too. Let yourself be surprised. If it's not the basement itself, it's the ancillary costs. Just for excavation including disposal, we had three times the planned costs.

But I love our basement. :)

one little note about the wedding that just 'comes up' in the next two years: If our incompetent politics allow proper celebrations again by then: That costs a lot of cash. 20k will be blown quickly.

Then it must certainly be because you didn’t plan and compare properly?

If I budget 34,000€ for my excavation, since I obtained several offers and know what to expect based on the soil report, I highly doubt the amount will be higher. The offers we have range from 26,000€ to 30,000€. I know exactly how many m³ need to be transported and the maximum amount that can be transported. I take the disposal costs/landfill fees from the offer as well as from the landfill. If I plan a proper buffer for every trade or in the additional costs that "could" be more expensive, then my house will only become slightly more expensive in the end, right?

I am quite sure that most builders calculate very cautiously and also approach things naively, not considering many aspects that later arise. Certainly, that will also be the case for us in some areas – however, I will definitely not leave huge sums of money unpaid for the basement or excavation – quite the opposite :)

Sure, if builders budget 10,000€ for their excavation because Google says so, then they shouldn’t be surprised later if significant additional costs arise.

But yes, I will let myself be surprised – I will report back, in 3 weeks it will be time :)

But how can a basement cost 65k when the excavation alone is 30k? So for us, the basement cost 60k more than the same house with a slab. Then we had earthwork costs amounting to 23k, which otherwise might have been only 5k. So the basement has already cost 80k more than the house with a slab.
