Hahahaha... but you do know that a soil report only consists of samples from 3(?) points? The probability that costs will explode due to surprises is very low. But just last week there was a case where the excavators hit rock. Nothing was found in the soil samples.
Otherwise, you are right: there are plenty of people who have their project nicely calculated. Especially with regard to additional construction costs. But those people are not here in the forum ;)
Anyone making a cost breakdown for the basement must always include the additional costs for excavation! Everything else is wishful thinking.

I doubt that in a new development area with 100 building plots, which has already been sampled by the municipality, where neighbors around us have already built etc., suddenly rock will appear because of an additional soil report from our side ;) But yes, also there... Not everyone ultimately builds in a new development area, as you say, there is often a lack of transparency or things are very nicely calculated!
As I said... the OP must inquire about the costs themselves - this benchmark thing was never about clear cost information, but merely about showing the OP that a basement might possibly be an option for them :)
Let's leave it at that - these are very general discussions that do not bring the OP much in the current phase... He has to deal with it much more himself anyway.
But as you say... the wishful thinking certainly happens to the fewest people who participate here in the forum - at least I hope so!
