Phew, if that's the case, then of course a small chunk is missing, that's true :D

Notary fees per person: easily around €2,000 gone
Property transfer tax per person: about €1,500
Insurances: no idea what you pay there - but probably also around €1,000 for the construction

Absolutely right.

I doubt that in a new development area with 100 building plots, which has already been sampled by the municipality, where neighbors around us have already built etc., suddenly rock will appear because of an additional soil report from our side ;) But yes, also there... Not everyone ultimately builds in a new development area, as you say, there is often a lack of transparency or things are very nicely calculated!

As I said... the OP must inquire about the costs themselves - this benchmark thing was never about clear cost information, but merely about showing the OP that a basement might possibly be an option for them :)

Let's leave it at that - these are very general discussions that do not bring the OP much in the current phase... He has to deal with it much more himself anyway.

But as you say... the wishful thinking certainly happens to the fewest people who participate here in the forum - at least I hope so!

yes, I also thought that this could be a bit tight. However, for a turnkey house the foundation slab is already included, are civil engineering works of 20k still necessary even for a flat plot? I had also listed outdoor facilities separately.

We also did not conduct a soil survey and relied on the NLG's report and statements from neighbors. An independent survey would have cost extra money again, and it wouldn't have provided that much more certainty. Our construction company said: The soil is undulating, even with several drill holes you can be unlucky in the end. Therefore, it’s better to plan a buffer.

Since earthworks are almost never included, if I were you I would get quotes from earthworks companies. Then you will have "rough" benchmark values for the cost of earthworks. You will only get precise transparency when you have cross-sections of your house, based on which the cubic meters can be calculated.

Depending on the building area, 20k can be gone quite quickly, even without a basement – however, I think 20k is a good benchmark for earthworks without a basement...

For the initial calculation, that is already okay.

Outdoor facilities 25,000€ --> own work or do you want to have it done? If you have it done, that is not even nearly enough.

Right, our builder told us the same - we did it for our own peace of mind - does it help? I don't think so...

In the new development area, the chance of something like that happening is ultimately 1/100 - at least in our area. Well, then that's just how it is... You just have to cough up 10k more - hence the buffer :)

But you also can't always assume every case is an individual case - otherwise I'd play the lottery every week :D
