Comparing the price of a basement with the excavation is difficult - actually impossible.

The most expensive part of excavation is the disposal costs. These vary greatly from federal state to federal state and also generally from year to year.

Moreover, it depends on whether you need a basement with a waterproof shell or not - then it depends on whether you build a prefabricated basement or not, etc... Residential basement or utility basement? For example, we waived windows due to high water levels. We have a pure utility basement!

So simply comparing house + basement or house + slab foundation - in terms of earthworks does not work..

Furthermore, earthworks can look LIKE THIS or LIKE THAT... One stores the soil to the side and wants/can use it for further landscaping work, the other does not. One needs an inspection shaft, the other does not. One fills completely with screened rubble/gravel, the other uses their topsoil. Anyone who has seen a tender for earthworks knows what is ultimately involved and how different the offers can be.

Exactly for this reason, these are always only rough estimates and must be considered individually for each project.

That's why you don't need to make the comparison with other construction projects, since it is not reasonably possible, but rather for your own specifications once with and once without a basement ;)

Then you will realize that not only the 65k cost difference for the house but also other "ancillary costs" (earthworks ...) also play a role and should be taken into account in the comparison!?

Speaking of ancillary costs. Is it only me, or does it seem like the OP didn't consider such ancillary costs as earthworks etc. in the cost breakdown at all? :)

Exactly for that reason I only advised the OP to take a look at what a basement costs, or whether it would even be an option. 65k as a guideline, since the OP might also be very uninformed and has no price idea at all :)

As I said, he has to inquire himself anyway.

He stated additional costs of €35,000... I also find that a bit tight - without a basement (cheaper excavation) and without a buffer he might just make it...

Structural calculation: 3k
Civil engineering: 20k
Connections: 6k
Construction electricity/water: 1k
Building permit: 2k
Land charge: 3k

Total: 35k

He has quantified kitchen and outdoor facilities separately... So it could fit like that - but not much must go wrong.

However, by "additional costs" I understand notary fees, taxes, insurances, etc... and not the ancillary building costs, which are apparently almost disregarded here?

Hahahaha... you do realize that a soil survey is only spot checks from 3(?) points? The probability that costs will explode due to surprises is very low. But just last week I had a case where the excavators hit rock. Nothing was found in the soil samples.

Otherwise, you’re right: there are loads of people who make their project look good financially. Especially regarding additional construction costs. But they’re not here in the forum ;)

Anyone who makes a cost breakdown for the basement must always include the extra costs for excavation! Anything else is wishful thinking.
