Cost estimate for renovating a 1970s semi-detached house according to KfW or BAFA

I am currently in the middle of a core renovation of a single-family house with just under 140 sqm.
I also find many things to be overestimated.
But do not underestimate the time and effort of such a renovation.

Your roof with 95 sqm won’t cost 60k. We ourselves have 144 sqm of roof area and pay 60k (the rafters were doubled and 10mm Gutex panels were installed as on-rafter insulation) and we have 7 roof windows (these alone cost 13k).

We paid about 32k for 14 windows and 2 entrance doors.
They are not extremely large windows but in the living room we treated ourselves to venetian blinds with outside guides.
For your semi-detached house, it will certainly be cheaper. Depending on the supplier between 20-25k.
I can't say much about Polish windows. But it would probably be too risky for me since friends of ours have not had a good deal with Polish windows. (Tilt-slide elements are very difficult to open, one window closes badly and they were not happy with the handling either)
The only positive was the price.

I also can hardly imagine that the facade will be that expensive. You only have to do 3 sides. But if insulation is added to the facade, then please enlarge the roof overhang accordingly.

You should talk to your friend about the heating... he will be able to tell you best.

35k for a ventilation system is in my opinion way too much. Install a decentralized system; it will cost you a maximum of 8k.

Photovoltaic system maximum 15k; systems are very cheap at the moment. Depending on how many modules fit on the roof, it will of course become more expensive but I can’t imagine it being over 15k.

You can do the basement ceiling insulation yourself... 5k?

Water pipes, phew, no idea; my sanitary company included that in the bathroom offer.

Electrical work I would say fits. Unless you want smart home and to control everything with your smartphone. Then there is no upper limit.

Bathrooms should also be okay, I think.

Painting work might fit but could also be overestimated.

Interior work – what exactly is meant by that?

So I think the prices are overestimated.

Do you want to keep the floor plan as it is? Otherwise, additional costs for a structural engineer will come.
And don’t underestimate the costs for disposal. That can quickly add up to 10k depending on what has to be disposed of.

Such a renovation will certainly not be cheap.
But 390,000 is overestimated.
I would guess around 300,000 euros and keep some buffer.

Are you renovating according to KfW standard? In my original planning for the construction financing, I thought we'd take out a loan from the bank + KfW young purchase old (where you get 150k at 1.5% on the purchase price of the house + KfW 261 for the promotion of efficient buildings with 150k.
The condition is KfW 70 EE (or better) within 4.5 years. As a layman, it all “sounded good” based on online research on the costs to achieve 70 EE and I thought about a bank loan of 200k and the 2 KfW subsidies of 150k each.

To better estimate the renovation costs, I then commissioned the expert/energy consultant, since I would have commissioned him to create the iSFP as soon as the purchase process is completed at the notary. But when he came up with a rough estimate of 400k (for the mentioned measures) to achieve a KfW house with EE, I thought to myself, I just won’t renovate according to KfW standard. For example, we don’t necessarily need a ventilation system, heat pump (since the gas heating system is just 7 years old), or basement insulation (the basement is even heated currently), and I would even use the hobby room in the basement as a home office or "retreat." I got the inspiration from the direct neighbor who owns the other semi-detached house.

Sorry, back to the topic… with your feedback and others’, I would no longer renovate according to KfW requirements but initially plan the following:
- Roof (new covering, tiles, insulation) + photovoltaics
- Windows, front door
- Facade painting (according to
expert, insulation is not necessarily required if you don’t renovate according to KfW, but I will ask the direct neighbors when they last addressed their facade besides a fresh coat of paint)
- Underfloor heating with existing gas heating (prepare for heat pump readiness)
- Water pipes
- Electrical system (without smart home)
- Bathrooms + guest toilet
- Painting work (Q3 + painter’s fleece)
- Flooring
- Remove a wall between kitchen and living room (wall was not shown on the floor plan and that’s what I meant above by interior finishing) + the consideration to swap the kitchen with the living room

For the roof and electrical work, I will hire a specialist. Luckily, I have someone for water and bathrooms, and for the rest, there is also someone in the nearby area who knows someone :-) Where I can help myself, I will join in.

- and later, after we have moved in, there will also be the terrace/garden/garage/front garden (I did not include that when creating my post because the cost estimate for the house alone already shocked me so much)

But you have to cope with the dirt, dirt, dust, and mud. And doing some of the work yourself can be an advantage in some places if you don't want to let a construction worker dirty your living room for small jobs. Protecting the existing structure habitually does not always take priority in the construction industry.
