Building an end terraced house - Which technical requirements should be considered?

I had only seen it in the overall calculation - hence the question.

The conversation is over and we have the impression that Mittelhaus will probably not accept the plot, as it would require too many concessions from them, whether it’s the roof shape, plot size, etc.

We openly discussed the topic of the foundation and they are taking the information with them to their initial discussions with the construction companies.

We will probably decide on a general contractor in the next two weeks - final discussions are upcoming.

Hi,
if the middle house is not built, how will you build then? With insulation on the wall to the neighboring property or first without? How does it work with the [Baulasten]?
I imagine it’s all quite difficult.

Of course, we then have to insulate the entire side – who knows when it will even be built – basically just like with only one semi-detached house built.

What do you mean by the building encumbrances? One is registered for the roof shape (gable roof) and no more than that.

There are two possibilities for the insulation: a) temporary on the side of the neighboring property (will be removed as soon as construction begins) b) you move the house in on the side and the insulation is on your property. Of course, you would lose living space as a result.

Regarding encumbrances, I am of course a layman, but I thought every boundary construction is an encumbrance. Accordingly, the length of your house. If the municipality remains the owner of the middle property, they would have to approve the construction project.

I think it's good to also commission the painting work to the general contractor. That creates planning security since it is included in the construction time guarantee and the fixed price. Q2 & textured wallpaper are actually not so popular anymore. I would have everything in Q3 like on the ground floor puttied/plastered and painted directly. As far as I'm concerned, with fiber fleece if a special texture is desired. The price seems okay. Painting work for a single-family house under €10,000 seems fair to me. The material price doesn't help much for the floor, you'll only sample that later and then the additional costs will come. We have now found out that our general contractor offers the same prices as craftsmen on the open market for floor coverings/tiles. So we could have included everything from the start instead of running around now looking for craftsmen who are hardly any cheaper.

Regarding the insulation, the offer states that stone wool lamellae 12 cm thick should be glued and reinforced from the ground floor to the attic. Price including scaffolding. We will discuss this again at the next appointment.

By the way, everyone can freely determine the length of their house – we will build 10m, the other corner house 11.5m long. So the middle house can do whatever it wants.
