Can't you avoid the 3m offset? The goal would be: exterior walls: high thermal insulation & thicker, interior walls: rather thinner and high sound insulation. Due to the offset of the houses, this no longer fits so nicely. Not to mention the roof and roof overhangs, waterproofing, etc. Part of the gable facing the neighbor is then exposed and must be plastered or covered with slate. If possible, I would adjust the house to the middle house. That's what has been discussed here for 20 pages.
Unfortunately, that doesn't work, and I'll tell you why: Our plot is approx. 10 x 21 and 6.5 x 21m at the neighbor's. We have to designate two parking spaces, which is no problem as a corner house, since our house width will be 7m. Thus, we can place our parking spaces next to the house.
The middle house must maintain at least 5m in front of the house for the parking space, then comes approx. 11m house and then there's 5m left to the property boundary. So the remaining space for terrace and garden is quite tight.
In our case, we can start the house directly after 2.5m, then comes approx. 10-10.5m house, then approx. 3-3.5m terrace followed by 5m garden with a width of 10m. And we find this good because we have a small garden for the kids plus a sufficient terrace.
If we were to move backward, it would be a complete waste of space since the gained free space in front cannot be used. And we also don't like having the garden on the side because then we cannot keep an eye on the kids from the terrace.
And neighbors adjusting their house to ours doesn't work simply because of the parking spaces.
