Building an end terraced house - Which technical requirements should be considered?

First of all, thank you very much for your contributions.

We have actually already tried to find building partners with ads in the local bulletin or on Ebay Kleinanzeigen. When someone was involved and you talked about a development, no one was open to everything like we are. One person absolutely wanted Viebrockhaus, another didn’t want a prefab house (timber frame), another didn’t want a middle house, etc. Considering that you only start looking for a developer together after the plots have been allocated, the start of construction is further delayed.

It is actually possible to submit building applications already during the development phase so that you can theoretically start immediately afterwards, which would suit us very well.

It is really a very difficult situation because there are very few affordable building plots in our region (Rhein-Neckar-Kreis). Here we are already at 499 €/sqm – which is comparatively cheap. In some other municipalities, prices are between 700 and 1000 €/sqm, which is absolutely crazy.

If you then consider the house construction, you quickly end up at over 500,000 for a terraced house.

Here it is:


The developer will not now design a new "wish-for-this" concept for each unit.
Construction will be according to the development plan and certainly will create the best cost-benefit concept.
You can probably still back out if there are good reasons, e.g., instead of the desired 4 bedrooms only 3 due to lack of space.
Small changes can certainly be made inside with the developer, as long as the statics are not completely confused.

But that only counts with a joint application, that you have to build together.

Although that is a bit strange if, in the case of a joint application, you also have to build together, but in the case of an individual application, you can build arbitrarily? Or does the city want to handle that through the preference for groups? Because they must have thought about something when they said you have to build together, right? Have you already asked the city? They are often quite straightforward with such questions—as long as you don't want a legally binding statement.

It is already difficult to build a semi-detached house independently as one half. It is possible, but it is not sensible. I believe there is a misunderstanding or communication error... I will take a look at the [Bebauungsplan]...

I haven't looked at the development plan because usually nothing is written about it there, but you can easily google it. You would have advantages if you built together. The score would also increase. But it is actually the case that you are allowed/must build independently. It will just be a colorful settlement ... with all the consequences. The development plan must be adhered to... and whatever is written in it, just copy it in here if it seems important!
