Building an end terraced house - Which technical requirements should be considered?

I grew up in such a row... in the set-back mid-terrace house (the two [REH] are about 2-3 meters closer to the street). I think that visually it looks better as a whole with the offset than without, as long as the roof pitches, heights, etc. are roughly the same. The offset also has advantages... different ones for the [REH] than for the mid-terrace house, and of course there are disadvantages too, but that's always the case. At least once we were very glad that our house was set further forward toward the garden side than our neighbor’s... because when a fire started on his side, the flames, thanks to the offset (!), did not manage to spread over before the fire department got everything under control. If they had all been in a row, it would have turned out differently (according to the fire department).

thanks for the explanation. It's not a big deal now, for example, I know terraced houses on a slight slope, where a vertical offset from house to house was also unavoidable and it works fine and doesn't look bad.

In the end, everything will be fine!

In classically developer-built rows of houses with a cloned, joined house type, that's a walk in the park, since it's only a linear displacement in one or even two dimensions. But shifting 28° roof pitch, 13.5 m house depth against 32° roof pitch, 12.5 m house depth has a completely different level of difficulty. If one of the contractors then also measures his base slab 18 cm off, all the critical points end up somewhere other than planned. Then the planning follows the path of my sermon.

We have just come from the soon-to-be general contractor who explained to us about the basement for the middle house that it must be founded in any case if the middle house builds the basement first, otherwise our house with a slab foundation would be crushed by the pure weight of their basement. This foundation would cost us about €7000.

If we build the slab foundation first and then the middle house builds the basement, the middle house would have to support us, which would first have to be approved by us.

And now it’s time to start the dialogue with the soon-to-be neighbors.

I just got the "idea" to make a partial basement on the site to be built - according to the general contractor, that would not be a problem. He offers it to us including disposal. According to his statement, it will probably be about 2/3 of a normal basement. We will also have a water softening system offered additionally.

Since the middle house will probably continue to look for other general contractors, we will discuss again once we both have found our favorite. For us, it will probably take another two weeks until the two general contractors have sent the final offers. Construction could then start as early as October.
