Building an end terraced house - Which technical requirements should be considered?

We find Q3 and painter's fleece totally unnecessary for the children's rooms, since they probably won't benefit much from that. Maybe we'll ask for a price for the whole house. However, the extra cost is not in any relation to the benefit. It's purely an aesthetic matter.

We also believe that at that price, you don't have to worry or think about it at all if the prices are in that range for painters and floors. Another general contractor quoted over €25,000 for both – in that case, it makes more sense to perhaps look around.

On the other hand, ideally we want everything from a single source so that we can move in promptly next year and not have to wait weeks to move in just because one trade is missing.

One thing I still don't quite understand: If the middle house is built with a basement, do you have to build the foundation deeper for 9,800 euros? Or is that supposed to be the half basement you mentioned once? If the middle house isn't built for now, do you save almost 10 grand? Then you'd be stupid if you weren't the first to build quickly, right?

Exactly... the pure foundation costs amount to 9,800 € - the partial basement costs about 30,000 €. If there is no middle house neighbor at the moment, of course we will not lay the foundation either. However, a later basement request from a possible middle house neighbor could be blocked by us because they would have to underpin our house on our property. However, if we do get a middle house neighbor, the 9,800 € will have to be discussed - we will not bear that alone. We get absolutely nothing from the basement of the middle house. And underpinning is significantly more expensive than laying a foundation in advance.

My question is whether the insulation is installed on your property. Apparently, yes.
However, this means you lose quite a bit of living space.

You might consider installing the insulation on the undeveloped neighbor's side and removing it if construction takes place there.

But parts of the house have to remain insulated permanently because the neighboring house will/must be built set back.

As I said, we will address this at the upcoming general contractor meeting.

At the points where the houses are staggered, so not wall-to-wall, there must of course be permanent insulation. Typically, the insulation is located on the neighboring property. That is a building encumbrance in my understanding.

But that was not the point. Rather, what about the place where the neighboring house will later stand. There insulation is simply not needed.
Therefore the question: set back your own house and lose living space or insulate only temporarily (on the neighboring property).
