Exactly, for example, I have 5 free subaccounts, so the money is "out of sight" and I can see how much money I have available for what. If I have about ±€12,000 saved for a car, the installment goes significantly down, because I no longer want to spend money on a car and only save a little for repairs. If the vacation account "only" has €2,000, then I just don't spend more, etc. As a little extra – I also have a "dentist account." I just wanted to make clear that there is still a reserve for car/vacation, etc., and that the savings rate for a potential car will also decrease.

So far only an "internally calculated verbal" offer. Although we don’t have much frills in it: (36-cm bricks, 2 sinks, walk-in shower, "towel heater," air-to-water heat pump (although it will probably be replaced by a brine heat pump with trench collector), ventilation system with heat recovery, solar thermal for domestic hot water support (not yet sure how useful), basement as a white tub & unheated, including tiling and painting work (material up to €40/sqm), & the usual things according to the "basic equipment") We forgo gimmicks regarding bathroom fittings, etc. – as long as water comes out of the tap, it doesn’t have to be gold-plated. According to the supplier, a double prefabricated garage costs €9,000 from "a supplier."

Right, that’s why I don’t like the whole thing yet, although a bank consultation, etc., is of course still pending – this is so far only "my plan" based on the current information and the fact that my girlfriend will be earning fully again after ±7-10 years...

Interesting that banks see that so easily as equity.

I would also like to have that garage supplier. Our double garage costs €30k.... Although maybe you should look more closely. The building body for us is also "only" just over €13k. Added to that are plaster, roof coating, electric gate plus motor, door, delivery Then it's already over €20k. And then there are the earthworks, foundations, connection to drainage, power connection and it’s already heading towards €30k Is all that really included?

Omit solar thermal energy and towel heaters. Then buy the property yourself in detail. When you seriously start planning, there are still about 18 months until completion. Probably even more. In the meantime, you can continue to save. With the building savings contract, it depends on the age. If it still has a reasonable interest rate, keep it. If not, cancel it. Omit Riester from the financing.

Actually, everything has been said. Pay for the plot of land with equity and keep saving until the house is built.

Paid plot + additional equity + EL = fantastic conditions like 0.5X % p.a. fixed for 10 years.
