If the heights are different, the gable of the higher house may suddenly be exposed and must be insulated like an external wall, plastered, etc. A roof overhang is not possible at that spot either, as it would overhang the neighbor. The neighbor with the lower house must achieve a proper roof connection to the higher standing gable. The lower house may potentially have problems using solar/photovoltaic systems due to shading. Last but not least, I see increased potential for disputes between the neighbors. Therefore, I spontaneously see several avoidable problems.

Don't fire protection walls also necessarily have to be placed between the houses? That is also an exciting undertaking when everyone builds differently.

Sort of. Between two houses, there must be an F 90 wall (fire resistant for 90 minutes). An F 90 wall can be achieved with walls starting at 17.5 cm thickness.

The fundamental problem, namely the absolutely necessary coordination of the houses being built, is here solely transferred to the builders: From my point of view, this is simply extremely demanding – indeed downright negligent on the part of the selling municipality: Exactly for a minimum coordination, some stipulations within the framework of the development plan would be more than just sensible here – or else (as others have suggested) the construction of the houses with a developer (i.e., awarding the contract to a developer with the corresponding requirements). I simply see problem after problem here – unless all the "builders" sit down at one table and then preferably build with ONE provider – and all at the same time (this would certainly also be significantly more cost-effective than individual building). I personally would NEVER want to build like that, to be honest. However, I see and understand the tricky initial situation with the hardly or not available building plots (not to mention the prices).
