A few larger windows in the right places and a more open floor plan also make a small square footage feel less cramped. You are not building in the typical cramped 420m2 house next to house new development, but on a really large plot that also gives you complete planning freedom. Use this advantage; it can also be done very budget-efficiently. Some standard floor plans would even work well depending on the requirements.

This is not about blowing your budget or anything like that, but about making the best out of the given circumstances.

No one here is interested in brushing you off with a run-of-the-mill floor plan and making "easy" money.

Who designed the plan:

What do you like most? Why? Lots of floor space at acceptable costs, it is a Swedish house, which we find very nice
What do you dislike? Why? "Standard floor plan"
Price estimate according to architect/planner: 300,000
Personal price limit for the house, including fittings: We have a total budget of approx. €500,000 for the entire building project. After deducting the land, €400,000 remain. We would like to manage with that. That means everything included (construction costs, incidental costs, outdoor facilities)
Preferred heating technology: air-water heat pump, photovoltaic system or at least preparation

If you have to do without, which details/extensions
- can you do without: walk-in closet, underfloor heating upstairs (except bathroom), fireplace, heat pump technology, photovoltaic system, exterior door utility room, bathtub, additional office in addition to 3 bedrooms. Furthermore, in an emergency we would split the plot and sell approx. 500 sqm, leaving about 800 sqm for us. The 500 sqm would probably bring us approx. €60,000-70,000.
- can you not do without: 12 real sqm per child’s room, dormer on the upper floor, utility room of acceptable size (10-15 sqm), additional shower in guest WC, a large garden for our animals

Why did the design turn out the way it is now? E.g.
Standard design from planner? Yes, possibility of another bedroom on the ground floor was taken into account

What makes it particularly good or bad in your eyes?

What is the most important/fundamental question about the floor plan summarized in 130 characters?

We want to make the best and most efficient use of the building plot in an old stock because we are limited to a €500,000 total budget. A large garden is the most important for us. The house should therefore be only as large as necessary without "wasted" sqm.

Why an expensive dormer?

Where and for what? If it is supposed to be the bedroom for old age: turn your focus to the ground floor shower room - it is not suitable for old age. Only conditionally suitable for everyday use.



How many sqm did the architect plan there? I don’t see your price target, so I’ll keep it brief: first sell part of the plot, now choose the prime piece and build more relaxed right away.

However, it can easily happen at model home exhibitions that, besides walking through 08/15 houses, you also go through 4711 houses and develop expensive tastes there. I also don’t believe that such exhibitions are always good: you can’t learn planning skills there, but only see examples (which can be of little use without the planning sense). Quite often, builders leave full of infatuation with straight stairs, captain’s gables, fireplaces, etc., and then the banker bursts that balloon. Once the shock has passed, they go to a general contractor, have at least a Flair symbolically remodeled into a Jette, and, to put it kindly, haven’t gained anything in the process.
