Building an end terraced house - Which technical requirements should be considered?

Why can't you get the pump under at 35 degrees? You planned 10 m length, didn't you, or am I mistaken? That results in quite a ceiling height right under the ridge! We still have a lot of room at 9.6 m and 32 degrees.

The utility room is placed sideways under the roof - therefore the 2 m line shifts.

However, the appointment at the building authority was very helpful - they approve a deviation of 5 degrees, so that we can stay at 40 and the other corner house at 35 degrees.

That sounds good. Above all, disputes/disagreements with the future neighbor should urgently be avoided at the beginning.

I would like to know here whether you consider our current additional equipment to be sufficient or still expandable.

Background: we will receive the construction contract next week, with a brief phone call with the general contractor on Monday to possibly discuss additional equipment. Currently, we are planning as follows:

- Central ventilation system from Zehnder

- Grünbeck water softening system SD18

- Rotex air-water heat pump including underfloor heating as well as electric towel heater in the bathroom

- Electric roller shutters with central control on the ground floor (one button to close all windows simultaneously)

- Three intercom stations (one on each floor)

- 4m lift-and-slide door with soft-close and venetian blinds

- Level-access masonry shower with rainshower showerhead (concealed installation)

- All sanitary ware already selected from Villeroy & Boch (of course, there will be more selections added)

- Ceiling spotlights in concrete ceiling for hallway, guest WC, kitchen & bathroom

- Ground floor in Q3 as well as painter's fleece - rest Q2 and woodchip wallpaper (this suits us)

- Windows and roof tiles in anthracite

- Dormer

- Steel-wood staircase with closed risers

We have still included quite a bit in the planning for upgrades in the sanitary and electrical areas (possibly smart home).

What would be absolutely state-of-the-art or indispensable for you in a new build?

Underfloor heating: plan all circuits at about 80m, definitely do not accept more than 100m, plan a max of approx. 30 degrees flow temperature at standard outside temperature. Feel free to specify your own room temperatures. => Demand room-by-room heating load calculation and check it yourself. Do not oversize the heat pump. If you like it permanently warm in the bathroom, please have the underfloor heating installed in the wall there as well, otherwise the electric heater is a good choice. However, an IR heater might be more comfortable, as it heats up faster. Omit single-room control or deactivate it after moving in. No bypass valves. The heat pump definitely without buffer storage. Hot water storage tank 200-300l. Photovoltaic systems almost always pay off. Early subordinate other roof structures so that you have plenty of space. Ventilation system with humidity recovery. Dimension generously.
