I don't quite understand what you mean and want to say with that, but I will see if I can fill out the questionnaire in the next few days. It seemed like so much to fill out and I thought a picture says more than 1000 words.

That would be good - to estimate the demand, for example also in the upper floor. And while you're at it, specify this sentence:

Somehow, people first look at their own plate, because usually there’s a hedge or a fence with plants, trees, etc. around. However, if you have a definite preference for the location of the terrace, please be sure to mention it.

This concerns the plot with the red border



Development Plan/Restrictions

Size of the plot: 500 sqm. 28 x 18 meters

Slope: No

Site occupancy index: -

Floor space index: -

Building window, building line and boundary: There is no development plan. Therefore, we currently calculate with a 2.5 meter distance to all boundaries. This was also provisionally confirmed by the district office.

Edge development: Max 15 meters (according to the State Building Code BW)

Number of parking spaces: 2 cars

Number of floors: Must blend into the surroundings. 2 full stories will probably be approved.

Roof shape: Gable roof. However, if approved by the district office, flat roof is also gladly accepted.

Style: Modern, rectangular, no bay windows, etc.

Orientation: House in the northeast. Garden in the southwest. Rather west.

Maximum heights/limits: -

Further requirements:
Adjacent plot behind. Access only possible from the southwest.



Clients’ Requirements

Style, roof shape, building type: Modern wooden house, presumably gable roof (if allowed, then possibly also flat roof), rectangular

Basement, floors: No basement, 2 full floors

Number of persons, age: 2 adults 35 years, 2 children

Space requirements on ground and upper floor: Each 80-90 sqm.
Ground floor: Cloakroom, technical room, guest shower bathroom, living-dining room. Open kitchen. Office optional.
Upper floor: Bedroom facing east or northeast (because street is to the north), master bathroom (preferably with direct access from the bedroom), 2 children’s rooms, 1 children’s bathroom (optional), 1 office / guest room,

Office: Family use or home office?: Office is a must-have. Ground floor or upper floor.

Sleep guests per year: 2 (very little to no overnight guests)

Open or closed architecture: Very open

Conservative or modern construction: Modern

Open kitchen, cooking island: Open kitchen with cooking island

Number of dining seats: 6

Fireplace: Optional.

Music/stereo wall: No

Balcony, roof terrace: Terrace on the ground floor with garden is sufficient

Garage, carport: Carport for 2 cars + if possible attached tool shed for bicycles, lawn mower, etc.

Vegetable garden, greenhouse: Currently no preference. Probably a small herb bed and the rest free space

Further wishes/special features/daily routine, also reasons why this or that should or shouldn’t be:

Timber frame construction, wooden facade, garden and terrace orientation is better to the southwest towards the other (marked yellow on the picture) plot. On the plot in southeast direction (with the two caravans) a house may possibly be built in a few years.





House Design

Who designed the plan: All considerations so far by ourselves

-Do-it-Yourself

What do you particularly like? Why?: Garden orientation to the southwest. View from terrace onto own garden. Carport directly at the house. View from kitchen towards yard/garden/entrance.

What do you not like? Why?: Difficult to no turning possibility; lots of yard space (however, this is also an advantage for the kids for various activities. We are torn about this.

Price estimate according to architect/planner: All-in 700k

Personal price limit for the house, including equipment: 700k

Preferred heating technology: Heat pump



If you have to do without, which details/extensions

-can you do without: Fireplace, carport at the house, office/guest room on the ground floor.

-can you not do without: Large open kitchen. Small terrace



Why did the design turn out as it is now? e.g.

Standard design by the planner? Few options

Which wishes were implemented by the architect?

A mixture of many examples from various magazines...

What makes it particularly good or bad in your eyes?



What is the most important/fundamental question about the floor plan summarized in 130 characters?

Currently, as we are still at the very beginning: What is the best solution for placing the carport with a reasonable interior layout? And how could the interior layout on the ground floor and upper floor look, with south entrance

And again the image with quick dimensioning. Please do not go into details like windows or anything like that. We have not reached that point yet.

Assuming that the north arrow is correct, an overview of the houses located above the plane of your property would also be useful.

What about the property outlined in yellow?

Here is the complete aerial photo and a Google Maps image oriented to the north. So my arrow should be correct. You can also see the barn that is still standing and will be demolished. The yellow property will also be developed in the future. But it is somewhat smaller.
