A very rough floor plan is attached (I am aware that it is not a proper floor plan). The thing about the window is a good point. There is a living room window that cannot be managed alone. The glazier has to handle that.

That’s exactly how it is for us now. If we were to renovate again, with today’s knowledge and skills, we probably wouldn’t call in any craftsmen except for an electrician and a tiler, and for the electrician we have someone in our circle of friends who would do it. We had the mentioned problems with almost all trades, in some cases there was even botched work, all local specialist companies whom we would never call again. However, I wouldn’t build entirely on my own, our knowledge and time wouldn’t be enough for that.

About the project... that is quite ambitious. But you don’t have any time pressure, no rent. I would only have Plan B ready in your place, in case halfway through you realize it won’t work out and you still need to reorganize with external companies. You have to be aware that it might not work that way. You just need to get sick or have something change in your personal life and it won’t work anymore. But if you have a backup plan, why not. And you should also have one in case it gets much more expensive than planned despite lots of volunteer work. Some numbers also seem too low to me.

It would only be cheating if somewhere in the loan conditions it said that you are not allowed to do so. Of course, I wouldn’t do that. That’s why I asked beforehand whether the bank follows that, which apparently it does not. If it only depends on construction phases, that should be okay.
At the time of granting the loan, there will only be quotes from the craftsmen and no awarded contracts, so you can still change the craftsman anyway.

If the bank grants you a loan of 400,000,- for the construction of a single-family house, it also expects a house worth 400,000,-. With an equity contribution of 120,000,-, as a layperson you will never be able to restore the condition in such a way that the bank will value it accordingly. Especially if you only draw 280,000,-.

OK. But what would happen then? How is the bank supposed to see that it is not worth 400,000 EUR if the architect and the construction acceptance are OK?

Thanks for the experience report!

Plan B: apply for a loan in the amount that the house construction with professional companies would cost. In the worst case (illness, etc.) you can then use real craftsmen for the remaining trades.
