Thank you thank you thank you! So many answers. I didn’t expect that.

Some are very negative regarding our abilities. Yes, we work at a desk in our professions, but conversely, I have also seen craftsmen sitting at a computer Why should you limit your skills to your occupation? Since early childhood I have always done manual work, among other things I reroofed a garage with my father on my 10th birthday, completely renovated bathrooms 5-6 times (including moving walls, all installations). In addition, my family can do quite a lot and has built almost everything themselves (that was awhile ago). So, we can manage it and are not naive: there will be costs for craftsmen that we will have to call. We will curse the idea and the project at times. But we are really looking forward to it because I need physical work as a balance to the office job and finally want to build something permanent of my own instead of just renovating or doing it for others. During the construction phase we will live at my parents’ house and thus have no pressure. I expect a construction period of 9 months until one can move into the site, but it can also take 12 months. The approx. 3 months I take off work should be enough for earthworks, shell construction, roof and windows. After that, there is no longer such dependency on weather, materials at the construction site, etc. Then my partner and I can spend about 80 hours per week on site, but at move-in time it will be nearly 100 hours we put in together per week.

It would be great if at least the motivation and abilities were not questioned. The bank certainly will do that and we somehow have to convince them.

We are hiring an architect who will occasionally check in on the important issues. Otherwise we want to do everything ourselves except sewage, house connections and maybe heating/ventilation. The construction method is 1.5 stories as timber frame.

To clarify: The 400,000 EUR includes the outdoor area with pool and sauna. We come down to 280,000 EUR (of which 50,000 for outdoors + 10,000 for garage), because practically all hourly labor costs drop out, which makes up about 50% of the costs. With the 120,000 EUR savings we hope to be quite realistic. The house is just under 145 sqm and for 220,000 EUR that is not insanely cheap either.

We asked friends, but they built in their parents’ garden and financed everything themselves. Another couple who did almost everything themselves managed without mortgage financing and in the end had to get about 30,000 EUR through a normal consumer loan. So there is no experience in our circle of friends regarding high levels of self-performance and bank financing.
It is important to me to find the bank that goes along with this or how to make it clear to them that we can do it.

Hello totally unrealistic with pool and sauna including EL and the construction time

2000€/m² is already usable for a simple standard.
But where are the ancillary construction costs? You completely forgot this five-figure amount.

Pool and sauna also take time. I assume sauna takes 6 days, so two weekends. I've built that before in that time. I have no real idea about the pool.
