No, why should that be the architect's task, you want to do everything yourself and believe that you can do it professionally. You are the client and therefore responsible for everything yourself.

Yes, it is. Let me put it to you differently: The bank financed a Mercedes but receives a Dacia. Both cars get you from A to B, yet the difference in value is significant.

Because the bank is not stupid either, if they notice that you provided false information, they will cancel your loan.

Good summary, even though I don’t share the intention behind it.

Equity is 50 to 60.

If it depends on the crane for the beams, then I don’t know either. In an emergency, you just get the crane or the carpenter has to open up the roof after all. But that won’t ruin the whole idea or calculation.

Building a house is not rocket science: everything has been done and described before and, in an emergency, can be fixed by quite a few people. I just see a lot of work in it.

An architect cannot check every little detail such as properly soldered copper pipe connections. He is not an HVAC specialist when it comes to the installation. Even a small leaking solder joint in the underfloor heating can almost cause total damage.

Is that really the case? We also considered buying a house for a long time and no seller ever told me "the foundation slab is particularly well made" or "the water pipes were installed by a plumber."
Could it be that the bank is only concerned with defects or expected defects? Isn’t that what an architect is for, to prevent such things?
