The construction company included it in the contract, I had to list and sign it separately again.

Without having read the posts here: The fish always starts to stink at the head. The angler can’t do anything about that.

Calculating a house with 400,000 when you can only afford 280,000/300,000 is simply unrealistic. Especially if you have to do the work yourself or are not a professional. One should come back down to earth and admit that the planning was too expensive. In my opinion, it is the wrong way to desperately try to find a way for a bank to agree or to look for other financing methods...

For the majority of builders, you are probably right, but I wouldn't completely rule it out or generalize.
My own contribution was very close to 100,000, so it's possible.
Without going into details:
- I wouldn't recommend it to anyone
- it was not beneficial to my health
- my tools are comparable to those of a small construction company
- I just had experience in some expensive trades and knew how to do it, although I am an absolute desk worker

So don't categorically exclude such things, but let's be realistic, not many can/do it this way.

I couldn’t read everything anymore because it was too much, but what I followed, I agree with the bank. In my opinion, the thread starter approaches the matter a bit too naively, so I agree with the bank. My accepted personal contribution by the bank is 65,000 euros. I am also building my house myself in some parts. Shell construction - a good friend is a master bricklayer Electrical - my brother is a master electrician Drywall, insulation, etc.... But there are trades where it makes no sense at all to do it yourself, even if you can. Example plasterer. They come, and plaster the rooms in no time and with top quality when they show up with plastering machines. You would have everything crooked and uneven by hand and be busy for weeks. Plastering large surfaces alone is also a big mess because everything has to be done wet-on-wet. The problem is, at the beginning all good friends are still ready when it comes to the foundation slab (which was omitted in my case) but when it comes to setting the ring beam at height or laying bricks, most are burnt out. When I hear that a beam weighs 130 kg and you can do everything without a crane with two people... yeah sure..... companies certainly don’t get the expensive equipment just to burn money unnecessarily.... Good tools and working conditions are the be-all and end-all There is so much efficiency that a layperson can get out of it when they have experts at hand. That is incredible. One of my first purchases was a pallet truck. How glad I am. How often have I pushed pallets from A to B. The dimensions you build in are something completely different. You’re not even talking about a sack of insulation. You order by the pallet. You have to be able to cover that when two trucks + trailer full of material come a day. And then you haven’t accomplished anything productively yet. You’ve only sorted. Building a house is no joke. I have almost finished the shell construction with a partner and we were there almost every evening and Saturday. It took us about 10 weeks and will take another almost 2. And I agree, it is not good for your health. My family was on vacation while I was at the construction site so that our daughter can see something different. It’s just a phase, but a very intense one. You have to consciously say I’m doing this because..... Back to start and think carefully again before you find a bank that accepts your personal contribution and you rush to your ruin. From the description, you are overestimating yourself and that is what the bank wanted to express to you.
