Months, even years, spent more time on the construction site than at work. No vacation, no weekends.
In addition, a layperson wants to be at least as good as someone who has learned the profession and has years of professional experience.
I understand the bank.
I think a healthy balance is missing here.
There is also a largely self-built house here. Move-in planned for 2017. Could work in autumn 2020 without exterior plaster, without exterior landscaping. A child came along, the marriage had to be patched up. Craftsmen were then brought in after all. They don’t wait for anyone.

Great! We tend to be the kind of people who finish something. I couldn't enjoy free time or even a holiday if something isn’t finished yet. For that reason, the open projects are what drive us anyway, to quickly get the garden done as well.

I hope this is a negative outlier, because 3 years more construction time is a long time.

Could it be that the trend to award contracts to developers only exists since a few years? In my parents' neighborhood in the 80s, everyone at least did large parts themselves. Yes, there was no energy saving ordinance and other things, but today there is also the internet with tutorials, videos, price comparisons, and so on and so forth.

Those times are a) long gone and b) even back then, construction was mostly done by craftsmen. What do you think craftsmen/construction companies have been doing for 200 years?

I also know (not personally, just following the construction progress) self-building. It took about 2 years until moving in and 4 years until completion. Almost everything was done in EL. I believe they took breaks of 6-12 months straight to regain strength and not destroy the family. Then the outdoor facilities, plaster, garage, balcony, and whatever else inside were missing. Unfortunately, you couldn't see that.

TGA = Technical Building Equipment to my knowledge, i.e. sanitary, electrical, etc.

In some places it seems that craftsmen work for companies and municipalities during the day and in the evenings and on weekends for family, friends, football club
