I think the conversation with an architect is next to find out what he takes on, can, and wants to do.

I would rather not leave the bank half in the fog, but look for a bank with which you can discuss this openly and honestly beforehand. It involves too much money for you to "play dumb," and the banks are not stupid either. They want to see the invoices afterward for what you stated beforehand. With us, you also had to explicitly state which trades would be done by yourself and which by specialists. Also, with the building insurance, we had to specify afterward which trades were carried out and by whom. That is the next topic.

An architect is not someone who knows every trade down to the smallest detail. Do you think the signatory for the bank or whoever else will certify that everything was carried out flawlessly if you, as a layperson, installed it without any guarantee? They must at least consult their own expert and specialists.

That was exactly the first wish when I opened this topic: which bank will cooperate or how you have to proceed If anyone can recommend a bank here, very welcome!

Understood. That means there is a bit of risk involved. But how is an expert supposed to inspect the solder joints or how cables were laid at the end of the construction? He can't see that anymore.

Start with your main bank first. Credit brokers have already been mentioned here. Just feel your way around here and there, you have to start somewhere. It’s pointless, to put it bluntly, to worry about beam weights if you don’t even know whether you can afford it financially and find a bank for it.
