You should definitely negotiate a really long interest-free loan provision period! At least 12 months, rather 18-24 months.

Without a crane, you spend more time carrying than building. And the helpers are all the happier about that. They just stop coming then

That doesn't matter. You pay it anyway – every bank factors it into the interest. Better to take a shorter free period and a lower interest rate. Over the loan term, that is usually significantly cheaper.

That can be the way. Many do it, but not all banks. I would exclude direct banks. Small Volksbank/Raiffeisenbank or Sparkasse work quite well.

Whether it is better to pay commitment interest is doubtful, but it has to be calculated depending on the offer.

The construction site is on hold because tiles are not coming. Several weeks of construction stoppage involuntarily. The stove fitter can’t come because the tiles are not laid, chimney sweep can’t come without the stove. You postpone and have to wait until you eventually fit in.
