If we assume that those who, for example, bring in an electrician illegally also need bank financing, then I wonder whether the bank does not want to see a proper invoice (not just 1,000 EUR but rather 6, 7, 8,000 EUR) so that it can see: “Aha, a specialist has done the trade, the house has the corresponding value.” If the bank does not do this – and that's how I understood you (architect reports construction progress) – then that would be a way to manage self-construction after all. Assume everything is done by a professional company, then do it yourself and the architect gives his OK. The loan amount would naturally be higher than with self-construction, but the money that is not drawn can hardly cost as much as if I had to pay interest on it for 20-30 years.The bank is mainly interested in the construction progress. The architect can confirm that. Then there is money. In case of doubt, you have to pre-finance the illegal worker with additional equity.
