OK. Just beforehand: I don’t like illegal work either (the burden of taxes and social contributions then has to be carried by everyone else) and it is not planned anywhere. If we assume that those who, for example, bring in an electrician illegally also need bank financing, then I wonder whether the bank does not want to see a proper invoice (not just 1,000 EUR but rather 6, 7, 8,000 EUR) so that it can see: “Aha, a specialist has done the trade, the house has the corresponding value.” If the bank does not do this – and that's how I understood you (architect reports construction progress) – then that would be a way to manage self-construction after all. Assume everything is done by a professional company, then do it yourself and the architect gives his OK. The loan amount would naturally be higher than with self-construction, but the money that is not drawn can hardly cost as much as if I had to pay interest on it for 20-30 years.

I'm slowly starting to wonder where you have searched for and hired your companies so far. Almost everyone here moved into their house without problems with insolvent companies or botched work.
I find your way of thinking "all companies only cause trouble and work sloppily, I can do better" very presumptuous or naïve.

No, if it comes across that way, then I apologize. I don’t believe I can do it better or faster. I am only convinced that it can be done adequately and that you have to and will learn a lot along the way. Actually, we have had a lot of trouble in recent years with craft companies that simply don’t show up despite appointments, whose invoices have almost doubled in 5 years, and so on. There are not only bad ones – by no means – but I was lucky with some matters to find a good one only with the third craftsman who fixed the work of the predecessors. What bothers me is the waiting, calling after them, rescheduling... then I’d rather take the hammer into my own hand.

Who is supposed to put the roof beams onto the scaffolding for you? The supplier?

and you think you don’t have all of that when building yourself? That’s simply naive!

A colleague of mine did all the electrical work himself in his 160sqm house. The only thing that took time was chasing out the channels, pulling the cables, and wiring the distribution board—about two months.
For me, a team of four came and finished in 3 days at a 200sqm living area!
Even if they (for whatever reason) had postponed the appointment by 6 weeks, I would still have been faster than my colleague.

I bet you waste at least a week during the entire construction phase just driving back and forth from the site to the hardware store because you forgot something.
Besides, you will have to take a day off here and there because muscle soreness from unfamiliar work will bring you to your knees :-P
