I don’t find 2 years for the total time including everything to be bad.

I also have no desire to deal with the stress of construction companies, subcontractors, rescheduling, etc. I’ve had many bad experiences in recent years with craftsmen who don’t show up or are now coming to my gas heating for the 11th time (!) this year.

Of course a craftsman can handle a computer just like you can handle any tool. I have commissioned some very capable, excellent craftsmen with master titles who write offers and invoices themselves. When they are on the computer, there is at least one spelling mistake in every sentence.

If you prepare a detailed plan for the bank, then please don't include such nonsense: 9 months construction time until moving in on the construction site... 40-50 additional hours per person per week alongside a full-time job...

If you want to do it seriously, you now need an architect who will prepare the appropriate plans with you in advance. Only then do you go to the bank with the plans. Then the whole thing also has a solid basis on which you can talk to the bank or credit brokers.

Thanks for the hint! I take from that that the bank does not accept if you move in before completion? OK. The architect is planned anyway – the order was not clear to me. If the bank says we won’t do it, then I don’t even have to go to the architect, but maybe he has to start first.

It is probably not about moving in, but about the time at which you want to move in.

8-9 months are rather unrealistic.
