Bank does not accept own contribution

My neighbor has practically done almost everything himself on his house and has saved about €70k so far, we were just talking about it the other day. My old neighbor is a master bricklayer and basically built his house himself, he says it saved him about €90k.

The €120,000 is simply set way too high. You just have so many costs that "would anyway" occur, no matter if you build the house yourself, take it over turnkey, whether it’s a big house or a small house, etc. The material costs keep rising and rising.

hello,

we also did a lot in EL and accordingly saved several thousand euros. The bank only wanted a list of all "helpers," which qualifications they bring and what the persons help with. - this list then had to be signed by the site manager.

It was possibly easier for us as well, since we had the land + about 50% of the house costs as equity.

That is exactly the point. If the risk for the bank is manageable and the personal contribution is plausible, a lot of personal contribution can also be accepted.

If a master mason states that he will do EL, that is certainly something different in the eyes of the bank than two commercial employees. It doesn't involve more than painting and flooring and digging a bit in the outdoor area. And that doesn't save 50 thousand euros, let alone 120.

: please list the individual items including the value of the EL. A saving of 30% through EL is more than unrealistic.

Saving 120,000€ is, as mentioned, 2500 hours of craftsmen work, which means 5000 hours if you try it yourself.



Here is the mistake why the bank rejected: You need a break of 2-3 years, not months, to be able to provide this number of hours for a house.
