Then you break the contract with the bank! And if they want to see an invoice, you’re being fooled. Always play with open cards and go forward with equity.

As much as the OP polarizes with his project and I find the whole thing unfeasible in the mentioned context, there are also some exaggerations and "impossible" statements regarding individual points here that are exaggerated or wrong. Please be a bit more nuanced, that helps the silent readers like the OP.

"2 months for chasing and laying pipes"... that was done here in 3 weeks.

"Expert takes the joints apart after construction"... ours had a coffee and took two or three pictures from the outside. Not a word about execution etc.

"Banks always need invoices (except for 'solvent' customers?!)"... here we even received proper payouts only with cost estimates. How or even whether orders were placed was completely irrelevant.

And so on.

There is not one truth in construction, many roads lead to Rome. But @OP 120k savings through own work are simply impossible. Hardcore enthusiasts might approach that value, but no more. Please keep reporting and good luck!

It was me! But with the note to only integrate the local bank on site openly. Works with most Raiffeisenbank/Volksbank. Direct banks are excluded.

Slowly a plan is emerging: Architect makes plans and writes down costs for craftsmen I only give the bank the maximum possible accepted own contribution of 10-15% The loan should be callable for as long as possible and costs (interest plus compensation) for the unused credit amount should be as low as possible. The loan amount corresponds to the costs for construction with craftsmen I do almost everything myself as planned. It works because payment is made after construction phases and not based on invoices from professional companies. Money that is not used goes back to the bank and if more craftsmen are needed than planned, at least sufficient financing would be available. Great help here!!

Of that, hypothetically, €200k are material costs and €80k are for work you cannot perform yourselves, right? Because the €120k labor costs (EL) are nothing other than wages paid to friends, acquaintances, relatives, right? I just want to understand since you will not see any money for any other kind of invoices (whether receipts and the like) except for material and specialist company invoices related to your house construction.

- Roof best without beams, in doubt only very light ones made with a pulley.
- Craftsmen only in emergencies. Then they just have to come briefly for the small thing..
- Electrician only comes to connect the main connection and signs off
