I think it's great that so many warnings are coming here and people want to protect me from the decision! I think that speaks for this forum. Building it myself is well considered and we are looking forward to it. For me, it is like a dream to finally be able to build my own house myself. Of course, anything can always happen, but that can also happen without house building and with other "hobbies." I can handle the workload, as long as I do not get sick, which can happen at any time with anything. The change between desk work and physical labor (which I miss) is also very good.

No, these are paid with equity. There is no invoice that could be given to the bank.


Does your girlfriend know these plans and support them that way? Imagine she suddenly wants to get pregnant instead (and actually does).

I have additions for plan B (and A): Leave out the 100,000€ garden play activities with pool etc. Just build the house and take care of the rest when you live there.

Of course, the girlfriend doesn't know the plans - I'm not crazy No, she's happy to go along with it and if necessary she'll go on vacation without me...that will work out.

About the garden: I will never get money as cheap for a pool again as with construction financing? But OK, assuming I leave out the garden and set aside €15,000 here for the outdoor area, then the problem remains that the high own contribution to the house is not recognized.

Or did I misinterpret that? I indicate 15 for the outdoor area and the house as if craftsmen were building it. But I build it myself (will the bank say anything about that here?) and use the savings for the garden. If in the end not the entire loan is drawn, that’s less of a problem.

The company Freitag und Schwarz has always been something you had to be able to afford, cash, without a bank and without any warranty.

You build a house completely without warranty claims and the bank has to foreclose it in case X.

In short
100% financing
built by amateurs
without warranty claims
with the risk that it will not be finished
in case of doubt, at the time of foreclosure, an unfinished house with significant construction defects and piles of worthless building materials will be present.

Get familiar with the topic of [Ausbauhaus]. This reduces the bank's risk and are well-known concepts.
