I now see the plan as complete and any further changes would potentially lead away from that again.

Hello 11ant, I can hardly believe that we are in the final
I have included a few modifications that Solveigh suggested yesterday.

I still have 3 points where I am not quite sure.

1. Is the distance between the front door and the stairs of 1.1m not too small?
2. Passage from the hallway to the living room with a width of 1.4m --> dimensioned too small?
3. What do you think of the gallery? Is it buildable like this? Would it look good visually?

The trophy will only be given after the execution plans, but for the design plans the training rounds are now sufficient.


ad 1) I recommend having a stair width plus a tread length in front of the first riser;
ad 2) no, not too small;
ad 3) what papal blessing do you want to give (to the cat, or whoever is listening?) to this balcony?
Visually in my opinion no gain, and acoustically rather the opposite.

I would leave out the gallery. It only causes noise distribution. Besides, the hallway is needed for access to Child 2 - it was better before.

I also find the following disturbing:
- Recess in the guest WC for the shower. What is that supposed to achieve? The space is sufficient for a proper rectangular room. The utility room also benefits from the removal of this corner.
- The path from the bedroom to the bathroom - the bedroom serves as a walk-through room if I want to get to the bathroom.
- Crazy that the children have 30m², but the washing machine has to be integrated into the children's bathroom due to lack of space. I imagine the chaos when the piles of laundry tower up to the ceiling in this tiny corner. The poor children then have to live in this cramped corner every day.
- Chimney now again on the exterior wall by the gable roof?
- The front door should not open halfway in front of the stairs - it should be moved a bit upwards on the plan.

Why do you access the parents' area from the bedroom when it can easily be done from the dressing room? That way, the bedroom would no longer be a walk-through room.

I don't really like the children's bathroom with the "integrated" utility room either. I would probably separate the two rooms.

The situation of the two children's rooms could also be solved better. I have the feeling that there is meticulous care to ensure that the two rooms are exactly the same size. This brings the protruding built-in wardrobe from child 2 into play. Why not simply move the wall between the two children's rooms 60 cm to the right? Then the problem disappears, and the room is no longer so awkwardly angled.

You are building very large, which is well-deserved. However, I don't quite understand why you need three showers.

Also, I am of the opinion that the mini-gallery offers more disadvantages than advantages. If you want to run it through, I would at least consider installing a second door somewhere between the common room and the children's rooms, besides the doors to the children's rooms, as a sound barrier. Either at the entrance to the common room or in front of the 1.7 m wide mini-hallway to the children's rooms.

I find and repeat myself: You are on a good path. Your draft #131 is a good basis, you can make something out of it.



I would not turn the stairs 180 degrees. Your paths are therefore not miles long.

Turning the stairs 90 degrees and starting them from the living room is a matter of taste.



That is a statement you can work with. Keep it up!!

Of course, personally, I would like the spacious 400m² Bauhaus villa in the Brazilian jungle with infinity pool, but my husband always says:

Attention to costs!!, statics and development plan. And you must not forget your existing floor slab.

Attached are the promised variants:

Ground floor: The office no longer connects to the living room but is 20 cm wider. A bed fits in; the question is whether it always has to be set up? Whether the door between the airlock and the hall is necessary is a matter of taste.

Ground floor: I even made the hall smaller. With the wardrobe niche and space under the stairs, the hall is still generously sized!!

Ground floor technical room is about 20 cm larger.

Ground floor: The kitchen is furnished differently so you can get a feel for your dimensions; you really have a lot of space.

Ground floor: Kitchen and living can also be swapped.

Attic floor variant 2:

AF2: The bathroom/dressing/sleeping area is widened by 20 cm.

AF2: The bedroom is accessed through the dressing room, resulting in a larger utility room.

Attic floor variant 3:

AF3: The corridor towards the bathroom is narrower but widened towards the children's room.

AF3: Utility room separated from the children's bathroom.

AF3: Small open space; personally, I am not a fan of this, open spaces have to be generously sized to have an effect, but I would consider the space too precious!
