The extra children's bathroom would of course be nice, but I think then the bedroom, children's rooms, and dressing room would be too small again. We actually never shower in the morning. For us, that is almost always done in the evening. By the way, upstairs there will be no extra toilet, but the only toilet.
The bedroom in this plan is about 3m x 5m + extra dressing room
The south children's room is about 4.5m x 4m
The north children's room is about 3m x 5m
I have also already considered swapping the north children's room with the bathroom/toilet, but then I would no longer have the heating/kitchen/bathroom stacked on top of each other. I would really prefer to have it that way because of the shorter hot water pipes. Besides, the north facade (faces the street) looks nicer with the two windows currently drawn than with an additional small bathroom window.
In the basement, a laundry room is of course planned. Below the utility room on the ground floor and with basement access to the garage. The utility room is meant to be more like a pantry than a utility room, a small kitchen unit about 120 cm and the rest shelves. Since the access to the garage also runs through the pantry, you can't really put anything in the way there.
Because I want the wall between the living room and stairs to be a bit longer, that is probably already a good separation. The wall is supposed to be about 4 meters because I want to put the TV and such there. Alternatively, of course, I could install everything on the east wall in the living room, then I could even watch TV from the dining room, but somehow I feel the north wall is better?! No idea why.
Through the partition wall between stairs and wardrobe, I also have the option to install a vestibule (glass door). And I have more space for the wardrobe in front of the toilet if there is a wall there.
My acquaintances integrated the stairs directly into the living space; we actually wanted to do that too, but with the small partition wall, it’s not bad either. I like it when it’s not separated. How it will be with the children remains to be seen. But there are certainly parenting methods to keep that under control.
I would like to have a wood stove in the living-dining area. But I can’t quite imagine if the space is sufficient. Since the open living-dining area is only about 4–4.20 m deep and 9–9.5 m wide, somehow I come too close to the couch or other furniture at all the planned spots.
Would you place the wood stove rather in the north/east corner of the living room or at the left end of the stair wall? Would it fit space-wise? The drawn furniture is approximately to scale with our current ones and is intended to be taken into the new house.
The TV is to be centered on the wall because of Dolby Surround – that’s going to be tight.
