Hello, thank you for the numerous responses. As several of you have mentioned, we are also considering whether we should move the fireplace towards the living room and install windows with a width of 1.20m at the gallery. The open space is intended to bring light into the staircase and the upper floor. A dark staircase has always bothered us in the earlier drawings. We will enlarge the utility room a bit to have space for boxes and the vacuum cleaner. For the other things, we have planned a separate room in the garage.

Is there any indication of where the definitely nice, but also huge design will financially end up?

With the 400k from the initial post, it will probably stop at the screed...

And when I then read about things like photovoltaics with battery storage, controlled residential ventilation, and a fireplace, I also know where the equipment journey is supposed to go.
For ~220m² + double garage, I would rather estimate 550-600k. And even that doesn't seem generously calculated to me...

I really don’t want to be a spoilsport here, but 400k just won’t work here for the life of me.

The staircase itself has already been significantly changed. To me, "set in stone" here only means that it has to become a staircase worthy of an architecture magazine. I would probably rather envisage a winding L-shaped staircase with the start behind the entrance door. I also don’t like the chimney—ending too low in the drawings. I assume that a waiver is sought from the 5:4 side ratio required in the textual provisions for the building volume (?)—in any case, I welcome the elimination of the children’s balcony. Otherwise, I see the latest design more as a commendable new beginning rather than as a final result.

--> Nothing in the drawing is set in stone. They have changed everything anyway. Due to the missing Isokorb, I decided to cancel the originally planned bay window. Insulating or cutting the floor slab was too risky for me in the long term regarding consequential damage. We now need a special permit from the district office.
--> We will no longer be able to stick to the 400k€. Let's see where this goes. But first the plan has to be final, then I can discuss the price with the construction company again.

Alternatively, I also have the top view (in Hombyme) with the rotated staircase. The gallery is in the entrance area. Do you find this version more suitable? This would solve some points raised here (e.g. restless living room, fireplace, gallery too small).
