Hello everyone,
the first appointment with Construction Company 1 is now behind us since last night, and it was a very pleasant and also constructive 2-hour conversation.
Step by step, all information, numbers/facts, and ideas were exchanged, and towards the end of the conversation, a direction could already be recognized.
In the next few weeks, the aim is to put what was discussed on paper. It will become clear whether and to what extent planning with a basement (from a cost perspective) or perhaps without is possible. According to the first statement, we might be somewhere in between. We will see what the first draft or drafts will bring.
Furthermore, we have contacted other construction companies and architects. In doing so, we have had quite different experiences regarding preliminary planning (a possibly free preliminary planning).
With Construction Company 2, we were now also able to schedule an appointment for a "free" preliminary planning. Some things were already explained to us on the phone, which largely correspond with the statements from Construction Company 1. Up until the submission plan or the offer preparation, the services would also be free of charge there.
Another Construction Company 3 was contacted, which, as it turned out on the phone, offers preliminary planning independently of further commissioning (house construction), but carries this out up to service phase 3 by the company's own architects. This preliminary planning then explicitly includes everything up to the final submission plan, which is why four-figure amounts can already be expected there.
In addition, there was a local architect whom we had asked about preliminary planning, but costs for the planning were also stated there right away.
Thus, after 5 calls, we have 2 construction companies that have offered or enable us free preliminary planning up to the submission plan.
We had hoped to have more scope for comparison of various planners since everyone has different ideas, but currently, that does not seem to be so easy.
Regards, Andreas
