Good morning everyone,

I am only back online today and will therefore take your comments and experiences to heart once again. Especially regarding a possibly even better and more detailed visual representation of the whole thing.

For the pictorial representation, use the pencil, that is completely sufficient and better than Tetris!

Morning Yvonne,

yeah, I actually prefer the pencil too.. but here, shifting the "Tetris lines" makes it a bit easier to handle. At home, it looks a bit different again.

Meal time everyone,

I tried again this morning to better present Yvonne's draft with your objections and further consideration of the spatial conditions (possibly m² figures). Since, as already mentioned in previous posts, it is about a floor plan design of the house or possibly room layout, I have not yet included wall thicknesses (m² or the size of the house would then change accordingly). (Initially, we were “actually” only concerned with the orientation of the garage to the house within the prescribed building window, which has now evolved somewhat further)

Variant 1 Ground Floor Changes:

    [*]Hallway area reduced
    [*]Kitchen door was removed
[*]Pantry widened to 1.20 m (as already mentioned, no chest freezers are to be placed here)
    [*]Gallery was indicated

Variant 2 Ground Floor Changes:

    [*]Hallway area reduced
    [*]Kitchen door was removed
[*]Utility/technical room enlarged from 12 m² to 14 m²
    [*]Pantry omitted
    [*]Gallery removed

Variant 1 Upper Floor Changes:

    [*]Hallway area reduced
[*]m² of the master bedroom and dressing area adjusted
    [*]m² of the bathroom adjusted
    [*]Storage room planned in
    [*]Gallery facing south present

Variant 1/2 Upper Floor Changes:

    [*]Hallway area reduced
[*]m² of the master bedroom and dressing area adjusted
    [*]m² of the bathroom adjusted
    [*]Storage room planned in
    [*]WC planned in
    [*]Gallery omitted

Variant 2 Upper Floor Changes:

    [*]Hallway area reduced
[*]m² of the master bedroom and dressing area adjusted
    [*]m² of the bathroom adjusted
    [*]Storage room planned in
[*]WC position changed / slightly larger
    [*]Gallery omitted
[*](the corner area of child 1 could of course also be moved inward)

What I notice:

[*]The bathroom is huge, about 17 sqm. What is supposed to fit in there?
[*]The storage room on the upper floor might turn out too narrow. What is supposed to go in there?
[*]Why not make the house completely cubic and remove the last kink as well?
[*]I find the kitchen area too cramped in both plans. The huge island only has a distance of maybe 70 cm
[*]As already mentioned, you seem to like it very convoluted
[*]How wide is the entrance hall? It looks to me like just over 1 meter, that might be tight with the front door. Is only one door planned there or a glass element next to the door as well?

Hello Robson,

Thanks again for your comments. I would like to address and answer the points once more.

[*]The bathroom is huge, about 17 sqm. What is supposed to go in there?

Planned are a bathtub as well as a walk-in shower, toilet, and a washbasin or an element with one or two elongated sinks. However, details have not yet been planned since we are still before the preliminary planning stage.

[*]The storage room on the upper floor might be too narrow. What is supposed to go in there?

It is actually only intended as a junk room where, for example, a vacuum cleaner and other utensils can be stored. As a storage room in the form of an ironing room or something similar, it would certainly be too small. Possibly the bathroom could be reduced in size and the gained square meters integrated there, depending on what would be better.

[*]Why not make the house completely cubic and remove the last kink as well?

With the model houses we had seen up to that point, the pure rectangular shape somewhat bothered us or did not quite convince us. That is why we wanted to loosen up the form of a cubic "normal" city villa a bit with this projection.

[*]I find the kitchen area too tight in both plans. The huge island has only about 70 cm of clearance.

For the island size, I used the internet and tried to draw this to scale with our current island. But I am not quite sure whether the island has to or should be that large (in the drawing it is 2.40x1.30 (LxW)).

[*]As already mentioned, you seem to like it very convoluted

Are you referring to the outer shape of the house now or also in connection with the hallway on the ground floor, etc.? We tried to align the kitchen/living and dining area on the ground floor basically as some kind of L-shape. We actually wanted to avoid the corridor shape. But with the arrangement on the property, maybe that is not so easy.

[*]How wide is the entrance hall? It looks to me like just over 1 meter, that might be tight with the front door. Is only one door planned there or also a glass element next to the door?

A glass element would certainly look nice optically. It has now been minimized to 1.50 m due to the reduction of the hallway, etc. What size “naturally only approx.” would be required for that?

I am of course open to further configurations that enable an L-shaped arrangement of the kitchen, living, and dining area with an entrance from the west. But I think that is not quite easy, also being able to arrange the staircase in the east.
