Hello,

I like the floor plan overall very much.

However, I would also swap the entrance and the WC.

In the entrance area, I would also consider whether you really need this kind of windbreak - for example, we have an open entrance area - this visually gives the hallway / staircase area a lot of spaciousness.

Most of the time, the front door is closed, and if it is open sometimes, it does not stay open forever. It was only important to us that you cannot look directly into the living / dining area from in front of the door.

In the kitchen, I would reconsider the built-in pantry - if your wife really wants this corner, I would have it realized by the kitchen maker as a kitchen cabinet with the same fronts as the rest of the kitchen.

Even if some here in the forum reject the 45° doors to the children's rooms, if you like them, I would also leave them in. We have implemented a similar solution with 2 doors to the children's rooms in our attic hallway and so far everyone who has visited the house liked it - of course it costs some space in the rooms, but the optical gain for the hallway easily outweighs it, especially in a house of this size.

I am a bit critical about the shower in the attic - how tall are you?

The shower is quite exactly on the 2 m line on the "outside," right?

I am 190 cm tall myself - therefore our rain shower had to be installed at least at 230 cm height to achieve the desired effect.

For the window front in the bedroom (which I like very much!) you should consider effective shading (outside) or preferably already a cooling option, otherwise it can literally become a hot box.

hm ... hm. hm...

Many things have already been written by my predecessors. It is always a pity when you are presented with plans and the planned furnishings do not meet the wishes.

Kitchen/Terrace .. because of grilling, etc. The only terrace access is through the bay window. That is tight and not very practical. The planned kitchen furnishing with that mini pantry (which I would also paint) would interest me. Ideal is terrace access from the kitchen .. grilling, fetching drinks, especially with playing children, etc.

Dressing room, well planned, you would probably get more closet storage space on less square meters without special manufacturing (e.g. Ikea Pax). Laundry folding place .. wouldn't it be more sensible where the washing machine is?

In general regarding the plot .. I would tend to place the house more towards the northeast, garage in the west, thereby achieving more distance to the neighbor in the west with the terrace, and through clever positioning of the garage also privacy towards the street.

Why do you need 4 parking spaces?

And, is there also a basement? Then definitely remove the pantry. But why is part of the building services located on the ground floor?

Probably because the basement is only under the garage. Therefore, the building services have to be inside the house to comply with the energy saving ordinance regarding the building envelope ;)

I don't find this narrow sliding door from the kitchen to the living room attractive; if it is to be separated, I would make a larger sliding door. I don't think the bathroom window is too big, it is only 1m high. We have also planned our bedroom to face the southwest because I like to have sunshine in the bedroom in the afternoon while ironing. Our son has already complained that he is getting a room with two windows; he would have preferred only one since he always keeps the roller shutter down anyway.

There are plenty of design possibilities to create this favored area in the facade in a high-quality and attractive way and still sleep well. Remember my words: you will have the shutters down there forever and a day and be really annoyed :)

Further: I cannot see where the property ends to the west. Are you building over the boundary? On the third look, I agree with my predecessors: swap entrance and WC. That has advantages, namely: entrance near the carport, WC is close to the office/guest area, in an emergency you can connect stairs and WC. The stairs are too narrow - the tread should measure one meter in a house of this size, in my opinion. So at least plan 240 here. I would even place the house at the top of the plan at the building limit, i.e. rotate it a little. Then the western rooms also get more light through the window. I would also omit the storage room in the kitchen but make direct access from the hallway to have shorter paths and not always have to go through the living room. Behind the office door, I would plan 70cm to possibly accommodate a large cupboard there.

Tip: already include the right kitchen in the planning here as well :)
