Regarding the monthly installment or the house costs, I don't want to get ahead of myself, since so far only our intended maximum sum is on the table. Because with this finished draft, we want to go into the preliminary planning with our planner (we didn't want to show up empty-handed) and afterwards have the first preliminary talks with the financing institutions / brokers. Every "nice to have" costs money, and I currently can’t estimate that. I once mentioned the anticipated costs of €320,000-350,000 without land. The land, costing €70,000, was already purchased from equity at the beginning of the year. Loan likely around €270,000. Still, I don’t want to address the cost side here in the thread now but rather stay with the technical part.
In the other thread, it was just the rate of €1,500-2,100 combined with an income similar to mine of €4,800 that confused me (kids are still to come, which will reduce the available money again). I wouldn’t trust myself with that! That’s all I wanted to say there.
... An architect would know that you don’t just put the staircase wherever you like but that the stair position affects room widths. So ideally place the staircase centrally first, so that realistic rooms fit next to it. You can move it in the following year anyway. That was a joke and meant as a reminder, ... You currently have 7 rooms upstairs, which adds up to quite a bit of wall, making the individual rooms naturally smaller. I would put the bed against the upper wall in the plan (then you can also install a window facing east and not look at the garage roof). You can then adjust the width of the bedroom according to the suggestions from . To get the depth, you have to move the staircase downward. That shouldn’t be a problem for the upstairs children’s room, but it does of course affect the size of the living room and office on the ground floor. But it should still fit.
If moved, the storage room would be removed and thus more space upstairs for the bedroom plus the removal of one wall (only 6 rooms). I will definitely do it as you wrote and then present it here again.
The only thing that might bother me a bit is the edge you get in the ground floor between the kitchen area and the staircase. But we’ll have to see.
