You now have 7 rooms on the upper floor, which adds up to quite a bit of wall space, making the individual rooms of course smaller. I would place the bed against the top wall of the plan (then you can also install a window to the east and won’t be looking at the garage roof). You can then adjust the width of the bedroom according to the suggestions from . To achieve the depth, you need to move the stairs downwards. This shouldn’t be a problem for the children’s room upstairs, but of course it will also affect the size of the living room and office on the ground floor. However, it should still be fine.

Will definitely be done over the next few days.

I already mentioned that you really never stop learning. I will try Robson's program or maybe preview it with the pencil on the A3 drawing board.

Regarding the monthly installment or the house costs, I don't want to get ahead of myself, since so far only our intended maximum sum is on the table. Because with this finished draft, we want to go into the preliminary planning with our planner (we didn't want to show up empty-handed) and afterwards have the first preliminary talks with the financing institutions / brokers. Every "nice to have" costs money, and I currently can’t estimate that. I once mentioned the anticipated costs of €320,000-350,000 without land. The land, costing €70,000, was already purchased from equity at the beginning of the year. Loan likely around €270,000. Still, I don’t want to address the cost side here in the thread now but rather stay with the technical part.

In the other thread, it was just the rate of €1,500-2,100 combined with an income similar to mine of €4,800 that confused me (kids are still to come, which will reduce the available money again). I wouldn’t trust myself with that! That’s all I wanted to say there.



Since I’m not an architect, I am all the more grateful for the semi- and professional tips from you. I will definitely keep that in mind.



If moved, the storage room would be removed and thus more space upstairs for the bedroom plus the removal of one wall (only 6 rooms). I will definitely do it as you wrote and then present it here again.

The only thing that might bother me a bit is the edge you get in the ground floor between the kitchen area and the staircase. But we’ll have to see.

(Yvonne) sorry, I forgot to answer your question. Yes, the property has already been purchased as it was the best option considering various factors in comparison to others.

All good. I just want to remind you that you are at the beginning and you are only aiming for a rough structure. Basically, I would involve an architect in your planning and leave your drafts at home. I also see in the sketches (they are nothing more) and in your color samples that your sketches do not convey what you have in mind. Bring your photos to the planning and state your cost limit; once the first draft is ready, it can be discussed. That aside, I can well imagine that or I might be interested, if time allows, to implement this project as a hobby.

one likes to read something like that, of course, and I agree with you.

Nevertheless, I was not completely idle and tried again with "Home by me." I will add measurements and square meters again, as they are not displayed there, as Robson already mentioned.

Yes, as mentioned, "Home by me" does not do it automatically, so I will manually measure it again today (if time permits) and also indicate the m².

Regarding your objection , this of course would have to be checked on site. The house above me from the property perspective has a similar construction, i.e., the garage is also connected to the house, but with about 3 m² entrance area integrated in the west. I think this would be something to bring up first with the local planner or it could certainly be inquired about at the municipality. (I am not aware of anything to date, but that does not necessarily mean anything)

The technical room could also be altered or refined again. I also don’t know whether it is possible to extend the bedroom upstairs by about 1 m. Otherwise, as you already said, the bed wouldn’t fit. Our current one is slightly bigger than the one in the drawing.

I will get back to you again today after measuring.
