Yes, I mean the hallways, upstairs and downstairs



But according to your drawing, the hallway is not one meter fifty wide. If I interpret the plan for our house correctly, there is already 112.5 cm clear width just for the door.



As I said, the passage around the island is rather the problem, not the island itself. It just doesn't look like you can walk around there comfortably.

Yes, I understand what you're getting at.

We are also racking our brains about what would still be possible with an L-shaped kitchen, dining, and living area with the entrance in the west and the staircase in the east. But due to such constellations, it's not all that easy, in my opinion.

It certainly doesn’t look very good either when you come in through the front door and at the end of the hallway you look straight at the staircase. Hm..

Regarding the front door, you would probably have to plan for about 1.80.

As for the kitchen itself, I think we have about 90 cm around the island in the current apartment. Of course, it also depends somewhat on the size of the island, etc.

I recommend that you plan your kitchen almost simultaneously with the floor plan design, so you don’t find out later that your dream kitchen doesn’t fit in your house. Typical island depths are usually 100 cm (front side 60 cm cabinets and back 40 cm) or 120 cm (60 cm cabinets on both sides). Walkways around an island should never be less than 90 cm; 100-120 cm is comfortable. For practical reasons, the distance to another row should not be much more than that.

thank you for the dimensional hints!

Currently, we are still at milestone 0 or even before the preliminary planning. We are now trying to think in advance about the "best possible layout" with which we can then approach our desired planner.

Afterwards, we want to start the first financing discussions with various banks and financial intermediaries using the professionally created preliminary planning.

At the moment, it is about obtaining the best possible layout of the house and garage (initial ideas about the layout of the rooms). I think this part is probably the most difficult, and it certainly does not hurt to do this before the first discussions with the planner.

Therefore, in my understanding, this is not quite priority 1 at the current time. However, I will definitely include it in further considerations.

I have now tried again to enlarge the entrance area on the ground floor.

Furthermore, the island has been adjusted again in terms of dimensions. Distance is now 1 meter to the counter. Due to the changes on the ground floor (aligning the corridors / eliminating angles), the rooms utility room and office have naturally become somewhat smaller.

On the upper floor, the WC, storage room, and bathroom have been adjusted.

Looks better already

I have three small comments:
1. the kink in the guest bathroom, I would leave that out. With the niche, you have now created a "space" for the wardrobe. I'm not an expert on wardrobes, but you can surely do something with it.
2. regarding the storage room upstairs, I still have concerns that with the width it will be difficult to properly place a shelf there, check that again
3. Do you want a single-leaf door as access to the living room? Or rather something with a side panel or even two leaves? I would still try to take that into account.

Otherwise, I find it much clearer now
