Land and home financing - together or separately?

I don’t understand the whole discussion about our income right now. Until the loan with WI Bank is approved, the income will be limited to the maximum allowable amount. That should be about €5000 net + €250 child benefit + €250 Bayern allowance. As soon as the issue is settled, there will be about €7200 + €250 child benefit. Does anyone seriously want to tell me that you can’t pay a €3k installment with that? In an “emergency” we’ll initially take in one or two years without repayment.

Regarding the QNG thing, in the worst case it will go in the direction of Weberhaus Citylife 405 Eco. €390,000 for 160 sqm.

We will talk to our financial advisor in the next few days. Possibly we will fully finance the plot (except for incidental costs) and work with the following components for the house:

€100,000 KFW Home Ownership Program
€150,000 KFW Climate-Friendly New Build
€220,000 WI Bank
€100,000 Family Loan
€100,000 or less from equity

Can you both work 40 hours full-time when the eldest goes to elementary school? This is not a joke. Here [Sachsen-Anhalt] there is an after-school care that looks after the children until 6:00 pm, that is by no means the case everywhere. I have colleagues in Bavaria (the paradise of prosperity on earth) where the children are sent out the door at 12:30 pm, the teachers go home, and the full-time worker has to figure out how to take care of their offspring for 4 or 5 hours until they finish work and can pick up their children...

We have 60% and 100% home office + flexitime. My parents (soon to be retirees) live about 10-12 minutes away.

I’m the one with 60%, but fully flexible. For me, 95% of the time there are no deadlines or any projects that need to be completed quickly.

You receive Bavarian allowance and want to use a funding program from the Hessian state government. Isn’t that contradictory??

Is it really that easy to increase the salary again at the WI Bank after a successful application? They do ask for the expected salary for the next 12 months in the application. No idea if they check that again afterwards...

I find this point very important and, in my humble opinion, it should be included in your planning. You are a civil servant but your wife works in the private sector, if I understand correctly? I am not very risk-tolerant and would therefore never assume the optimum. You don't know what the future holds. My fiancé was diagnosed with cancer last year in his mid-40s. If he weren't a civil servant and could not work 100% from home in an emergency, we would have definitely faced financial losses and thus significant problems. Just as a negative example, our house is still not finished due to considerable construction delays and we have incurred unplanned extra costs because of that. There are so many uncertainties, especially with building a house, that I would personally rather calculate so that in the worst-case scenario you could at least temporarily manage everything with one income. Just a well-meaning piece of advice.

We live in Bavaria on the border to Hesse. The neighboring community with the property is located in Hesse.
