You probably have WL on the car.... that is already expensive for OH, for NF except Sylt even more so, for OVP and similar WL is only for millionaires, for F or M WL is Hartz 4.

I am currently at about 250,000 total with the already described bungalow with land, incidental construction costs, house, paved floor, and painting done by myself. Carport, and 50 m double wire mesh fence with gate and 3.50 m automatic gate, and now they are complaining again.

What has not yet been calculated is the garden.

Fence and carport come including installation from the Polish neighboring countries.

Driveway and paths will be made by my father-in-law and his paving crew on the weekend. I will lay the floors myself, and also do the gypsum plastering, filling, and painting myself.
Ps: and I will still get 4,500 euros in funding [emoji13]

Quite simple: purchase ancillary costs always occur, ancillary building costs only if you are building.
That simple, that logical.

And it does not change the price of the [Stadtvilla].

Purchase incidental costs are not financeable, construction incidental costs are. Also a small but fine detail.

But it doesn't matter anyway. The €15,000 real estate transfer tax was surely taken into account.

I don't have to consider it, I don't want to build this house. I just wanted to give an example of what a [Stadtvilla] including land, without additional construction costs and for me without acquisition costs, looks like. It is affordable, and remains affordable, and is not available like this in other regions. I don't want to convey anything else, but it gets torn apart and dissected because nobody wants to accept it.
