Please not another city villa. With your income, something better should be possible. Hence the question about the [Bebauungsplan]. Is north exactly at the top? Please mark the north arrow. You are buying a plot of land and there isn’t even a plan for the land register? Very strange.

Yes, I think about 38 meters on the street side, about 28 meters at the very back of the garden. Width about 75 meters.



That is Roomsketcher, there is a free version available with which you can already accomplish a lot. I know such programs are frowned upon by professionals, but for me, I can do tests for proportions and floor plan ideas much faster and easier than drawing with pencil on paper.



North is exactly at the top, that’s why I didn’t mention it. Sorry. I am a business economist and deal with commercial matters, so I have no prior experience in construction or technical fields. As far as I understand, the final plans will be created by the surveyor or based on the surveyor’s data. The appointment is still pending. There is the original green-orange parcel from the development plan, which is larger than what it will finally be. The size proportions from the white excerpt with red border should correspond quite well to the final result.



The plot is flat.

I find this variant interesting, in terms of garage and carport it is roughly my original idea, but the staggered house is clever and creates space to the south. I would probably move the house another 2-3 meters further south, but it already solves many issues: - The house is set a bit further from the street (noise) - It is positioned further north, wasting fewer square meters on the north side and gaining on the south - Garage and carport partly act as a buffer between the house and the street Good idea!
