I believe that anyone who plans this is deceiving themselves and will end up with half a mess. Exceptions prove the rule.

The house in question is (roughly): - approx. 142 sqm net floor area (127 sqm living space) - gable roof 42° - knee wall 0.875 m - KFW 55 - masonry brick 17.5 cm - external thermal insulation composite system 160 mm WLG 035 - triple-glazed windows Ug 0.5 W/(m²K) - side entrance door - underfloor heating / heating (Nibe exhaust air heat pump F730 with central exhaust air and decentralized supply air incl. - domestic hot water storage 180 liters) <-- I definitely want that changed!!!! - clay roof tiles - colored exterior plaster - house corners clad with bricks (standard included) - cantilevered wooden staircase - multimedia network installation Cost = 218 k €

As I have written somewhere before, here in the deepest Brandenburg, under 200,000 is completely normal. I am only talking about the house turnkey without painting and floors. I am at 112 sqm angled bungalow with covered terrace, engobed clay tiles, electric aluminum shutters everywhere, geothermal heat pump, Everything else quite normal Ytong 36.5. Fixtures reasonably decent from Grohe, switches Busch Jäger, tile price per sqm 35 euros including. Soil replacement 35 cm and additionally 30 cm filling up to street level. Everything else normal, window sills Beta pink etc. Additionally, there is an extra charge of 3800 euros for higher roof pitch. Turnkey 169,200 euros. In addition, floors and walls are done in own work and that’s it. Then the house is complete for around 180,000 euros. And with that, I am already quite high in the region here. Standard bungalows are built here for 139,000 euros.

Regarding 11ant. I don't understand your contribution this time. You can roughly calculate it. If a modern house needs, say, 8000 kWh of gas and the extra cost for consuming 7400 kWh is 10 thousand, and the KfW gives you 5 on top, you have 5 to save. How many years does that take? Is it worthwhile? Because warm is warm. The savings effect is not really a gain in comfort.

And yes. It is also true that the environment shapes things. If everyone builds city villas, that is normal. Here it’s the complete exception. If you only get four hundred euro plots, you consider tight building to be normal; here that is impossible with a floor area ratio of max 0.25. If everyone has big garages, you think it has to be that way. Here our house with a garage is a complete minority. If you are used since childhood to flag on certain occasions, guild day, confirmation, then a house simply has a mast or holder, which is very unusual in NRW. If everyone has always had these external blinds, you just build them. I don’t know them; no one here has them.
If you often have steep slopes, a basement is normal; if you often have high groundwater like here, nobody does that. That’s how price differences arise. Only the biggest result from labor costs. A painter’s business here charges 40 gross, in Hamburg already 60. That adds up. Karsten

If I drive 70 km closer to Berlin from here, it costs 30000 more, that's just how it is.
