Standard here is white PVC windows, triple glazed, PVC door. FHZ, gas boiler, walk-in shower, Ideal Standard or similar bathroom fixtures, tiles €25 per sqm including tax, approximately 48 sockets, two TV connections, satellite dish, one telephone connection, external water tap, external cable, Braas concrete roofing, monolithic aerated concrete plastered. Basic Energy Saving Ordinance, fan in the bathroom, slots for forced ventilation in the window, house painted light with silicone resin paint, titanium zinc gutters and downpipes, wooden beam ceiling in bungalow, insulated, floor hatch, ridge on roof. Something like that.

-30 or -50 really only works if you can also do masonry, plastering & co yourself.

A carport is not an option for you at first? The garage can still be built sometime later.

There are certainly trades that can still be realized later, but I don't necessarily count the garage among them right now. For me, it’s more about being brought back down to earth and getting a very first rough cost estimate to see if a further step even makes sense for what we expect or would like to have. Painting or building bit by bit will come later in the case of a construction.

What I’m already hearing is that we are quite comfortably moving between €400k and €450k with our expectations; personally, I can already make something out of that and am really grateful to all of you for the advice.

As an example: We have now obtained 90% of all offers&prices and will probably come close to 500k including buffer, all inclusive (garden, paving, terrace,...) 183m2 living space + basement, double garage with workshop room, air heat pump, central ventilation, solid construction with 36.5 cm without filling, hipped roof, aluminum windows from a regional brand manufacturer, wooden front door with side panel, without land just as a tip where you can really save: There is a huge range between the different roof shapes and covering types. A shed roof with metal covering can be 10,000€ cheaper than a hipped roof with tiles. And please don’t save in the wrong places. Always remember that some things are for "eternity" and some you can relatively easily renew or replace after 10 or 20 years.

Where are you building? We have similar basic data but are easily 50-70k above that. We don’t have a ventilation system and only plastic windows. Regards

We will get such a sink and not upgrade. Personally, I often find these large washstands with sink + cabinet and mirror cabinet bulky rather than nice.... as always, a matter of taste
